POSITION SUMMARY: 

The Area Lead Technician ensures all maintenance operations of building and grounds, utilities, safety and security are in order to provide preservation of company assets. 

 

DUTIES AND RESPONSIBILITIES:

  • Travel to job sites in service area to assist Facilities Manager in the support, development and education of the maintenance team
  • Make routine repairs and support assigned maintenance team members for priority tasking to ensure timely completion of maintenance and repairs at properties
  • Ensure that maintenance team members are following proper policies and procedures
  • Monitor that all required building inspections are completed in a timely manner to comply with local, state and federal regulations and proper documentation is maintained and posted where necessary
  • Complete and document quarterly inspections of all assets ensuring that preventative maintenance and project preservation is in place
  • Prepare and maintain property listing of future capital needs 
  • Schedule and review 3rd party contractor performance and hold 3rd party contractors accountable for work
  • Work with Facilities Manager and/or Special Projects Manager to obtain bids and approvals for projects that fall within the bid process
  • Lead in work order management, share knowledge to increase team’s skill set
  • Assist and provide guidance to site teams to ensure that mechanical, plumbing, heating, ventilation, and cooling units for both commercial and residential customers are repaired and maintained properly
  • Diagnose and repair mechanical and electrical components. Obtain replacement parts, calibrate to manufactures recommendations and communicate plans to repair/replace
  • Be available to work on-call nights or weekends, on a rotating basis, to assist on call technician(s) with service emergency needs
  • Maintain good working order of company vehicle including refueling, reporting any mechanical issues, and filling out and submitting monthly vehicle inspection form
  • Participate in company provided training opportunities on latest industry technologies
  • Identify and report to owner potential opportunities for additional business (newer system, service contracts, and additional services. Promote a positive business relationship with on-site team members, vendors, agencies, and any/ all stakeholders
  • Temporarily assume the responsibilities of maintenance team members when position is vacated, during extended leaves of absence, or when deemed necessary
  • Performs other related duties as assigned by management

 

QUALIFICATIONS: 

  • High school diploma or general education degree (GED)
  • Eight years’ experience in residential and commercial property maintenance
  • Valid driver’s license
  • Must have competent skills using a variety of tools
  • Demonstrated ability to plan and prioritize tasks in a self-directed work environment and maintain high levels of productivity without direct supervision
