Waccamaw Management, an Associa company, is hiring a Maintenance Custodian for its community in Myrtle Beach, SC.
The Maintenance Custodian is responsible for maintaining the Association’s common areas, buildings, and amenities to ensure the community remains clean, safe, and well-maintained. This position is primarily an exterior janitorial and light-maintenance role performed year-round in varying weather conditions.
This position is primarily focused on janitorial services, exterior property upkeep, cleanliness, and very light maintenance.

Primary responsibilities include:
- Cleaning breezeways, stairwells, elevators, clubhouse facilities, and other common areas.
- Removing cobwebs from buildings, ceilings, signs, fixtures, and common areas.
- Cleaning light lenses and other common-area surfaces.
- Pressure washing and rinsing buildings, sidewalks, breezeways, curbs, and other Association property.
- Emptying trash receptacles and dog-waste stations.
- Picking up litter, leaves, and debris throughout the property.
- Performing routine property inspections and reporting maintenance or safety concerns.
- Completing very light maintenance, such as tightening or repairing railings, replacing signs, adjusting gates, replacing minor hardware, and performing similar basic repairs.
- Performing basic painting and touch-up work on Association common elements.
- Cleaning and organizing maintenance tools, equipment, storage rooms, and work areas.
- Assisting with routine pool cleaning and upkeep. A Certified Pool Operator certification is preferred but not required, as pool duties can be taught.
- Assisting with storm preparation and cleanup.
- Operating golf carts, utility vehicles, pressure washers, blowers, hand tools, and other basic maintenance equipment.
- Working outdoors in heat, cold, rain, humidity, and other weather conditions.
- Performing other janitorial and light-maintenance duties as assigned.
- Other duties as requested.
- High School Diploma or GED Required.
- 2+ years of general, residential, maintenance experience.
- Excellent communication skills, written and spoken.
- Customer service focused and team oriented.
- Self-motivated, proactive, takes the initiative, with strong follow-up skills.
- Knowledge of electrical and plumbing codes and maintenance requirements, (documentation, safety, required reporting, regulations, etc.); OSHA worksite and personal safety requirements and State or local governmental safety requirements.
- Time management and time critical prioritization skills.
Valid driver's license is required.
