Maintenance Technician/Custodian

JOB DESCRIPTION

We are looking for a dependable person to perform janitorial and maintenance duties for one of our premier associations. It is the general responsibility of janitorial/maintenance personnel to perform work necessary to assure that all common areas of the community are kept clean and in good operating condition. Capability of working independently without supervision and efficient management of time is of the utmost importance to the position. Primarily, this position is outside, year round, through all elements of weather. This is a full-time, forty hour/week position with benefits including medical, vision, dental and supplemental insurance, as well as Vacation, Sick and Holiday pay. This position is located in Myrtle Beach, SC. The schedule is Monday-Friday 5:00am-2:00pm. This position requires being on call. 

KEY DUTIES AND RESPONSIBILITIES

• Maintain the common areas in a clean and orderly condition
• Maintain all equipment in good working order
• Assist in the troubleshooting, repair and maintenance of building systems

• Maintaining cleanliness of pool(s) and pool areas

• Providing janitorial services for all community areas (Janitorial services to include all community property: moping, sweeping, pressure washing, trash removal, pet station(s) and pet waste areas, elevators, storm prep.)
• Providing Maintenance services for all community areas 
• Make periodic inspections of the building lighting systems -- with particular emphasis on safety lights, such as FIRE EXIT lights, and replace burned-out bulbs without delay. During such inspections, pay additional attention to the overall maintenance condition of walkway, ceilings, floors, carpeting, railings, windows, and screens.
• Maintain current knowledge on the operation and maintenance of all building, grounds, and swimming pool equipment.
• Perform preventive maintenance on equipment to ensure a long life and uninterrupted service.
• Be prepared to conduct miscellaneous tasks as requested by the Building Supervisor.

• Weekends required
• Must pass background check and drug screen

Physical Requirements:
Must be able to work in all elements of weather conditions, sit, stand, walk, kneel, reach with hands and arms, stoop, crawl, talk, hear, push, pull, grasp, use hands and fingers, have clear vision and lift up to 50 pounds.
