Diaz Anselmo & Associates P.A. is a certified minority-owned law firm with more than three decades of experience representing creditors, investors, and mortgage servicers nationwide. With offices in Naperville, IL and Plantation, FL, we provide legal services in foreclosure, bankruptcy, real estate transactions, commercial litigation, appellate matters, and corporate services.

We are seeking a detail-oriented and experienced Title Examiner to join our growing foreclosure team. This is an excellent opportunity for a title professional who enjoys conducting detailed title reviews, solving complex title issues, and collaborating with attorneys and legal professionals to support successful foreclosure actions.

What You'll Do

As a Title Examiner, you will play a critical role in supporting residential mortgage foreclosure matters by reviewing title reports, researching public records, identifying title defects, and ensuring properties are prepared for foreclosure actions and sale.


Title Examination & Analysis

  • Review title commitments, title reports, public records, and related real estate documents.
  • Analyze ownership history and establish accurate chains of title.
  • Identify title defects, judgments, liens, easements, restrictions, encumbrances, and lien priority issues.
  • Enter and maintain accurate title information within the firm's case management system.
  • Prepare concise summaries of title findings and recommended actions.

Title Curative & Resolution

  • Identify and address title issues that may impact foreclosure proceedings.
  • Coordinate with title companies, lenders, government agencies, and third parties to obtain corrective documents.
  • Manage title claims and follow through on resolutions.
  • Obtain lien releases, satisfactions, re-recordings, and other required documentation.

Public Records Research

  • Research county recording systems, title search platforms, and online databases.
  • Review and interpret deeds, mortgages, assignments, satisfactions, judgments, tax records, and related documents.
  • Verify ownership and encumbrance information through public records.

Foreclosure Support

  • Partner with attorneys and paralegals to provide title analysis and recommendations.
  • Monitor title-related issues throughout the foreclosure process.
  • Assist with FHA and VA title package preparation, when applicable.
  • Ensure compliance with applicable legal requirements and firm standards.

Documentation & Quality Control

  • Maintain organized records of title reviews and corrective actions.
  • Document communications and resolutions related to title defects.
  • Ensure all title documentation is accurate, complete, and legally compliant.



What We're Looking For



Required Qualifications

  • 2 to 5 years of experience in title examination, title curative, real estate law, or a related field.
  • Strong knowledge of title examination principles, lien priority, and title defects.
  • Ability to review and interpret title commitments, public records, and real estate documents.
  • Experience researching county recording records and title databases.
  • Strong analytical, problem-solving, and investigative skills.
  • Excellent attention to detail and accuracy.
  • Ability to manage multiple files, competing priorities, and deadlines.
  • Strong written and verbal communication skills.
  • Proficiency with Microsoft Office and case management systems.



Preferred Qualifications

  • Experience working for a law firm, title company, mortgage servicer, or financial institution.
  • Bachelor's degree in Real Estate, Business, Legal Studies, or a related field.
  • Knowledge of mortgage foreclosure processes and related title requirements.
  • Experience resolving chain-of-title issues, gap title concerns, and lien release matters.
  • Experience preparing FHA and VA title packages.
