We're looking for a property management leader who doesn't just maintain β theyΒ compete and win. You'll oversee two well-established communities in Nashville, leading one unified team across both sites. These properties have history, character, and loyal residents β but they're up against a wave of shiny new construction, and we need someone who knows how to make "established" beat "brand new" every time.
This isn't a role for someone looking to coast. You'll have real autonomy, direct ownership of performance, and a seat at the table for decisions that actually move the needle.
What you'll own:
- Full operational leadership of two communities and one combined on-site team β leasing, maintenance, resident retention, budgets, and P&L performance
- A repositioning strategy to keep occupancy strong against newer competitors β renovation prioritization, amenity upgrades, curb appeal, and creative marketing
- Staff development and accountability across both sites β building a team that performs like it's one property, not two
- Vendor and contractor relationships, capital project planning, and expense management
- Resident experience and retention programs that turn long-term tenants into your best marketing asset
- Reporting directly to ownership/leadership β this role carries real decision-making weight
What you bring:
- 5+ years of property management experience, including managing 300+ units (multi-site experience strongly preferred)
- A track record of driving occupancy and NOI in competitive or saturated submarkets
- Confidence managing budgets, capital projects, and renovation ROI decisions
- Strong, hands-on leadership style β you're in the community, not just behind a desk
- Marketing instincts β you know how to sell "lived-in and loved" against "brand new"
- CAMΒ or similar certification a plus, not required
