FlexStaff is seeking a Director of Design-Build to oversee architectural design work, construction and implementation of projects for our client, a design build architecture & construction company in Nassau County. 

The Director ensures all architectural plans are completed to code, delivers a high‑quality product to the client on time, and orchestrates a smooth, seamless transition from design to construction.

 

Key responsibilities

  • Project Leadership & Management 
    • Direct, manage, and integrate all technical activities for architectural and engineering projects.
    • Prepare and manage work/project schedules, proposals, budgets, bids, and contracts.
    • Direct, review, and approve project design changes; ensure timely delivery of drawings and project deadlines.
    • Coordinate with management, production, consultants, subcontractors, and clients on project specifications and procedures.
  • Design, Documentation & Compliance 
    • Research, plan, design, and administer building projects; apply knowledge of design, construction procedures, zoning, and building codes.
    • Consult with clients to determine functional/spatial requirements; prepare design information, specifications, materials, costs, and construction time.
    • Plan layouts, integrate engineering elements, and prepare scale drawings/contract documents for municipal filing and bidding.
    • Generate MEP and civil drawings for smaller projects where consultants are not used.
    • Ensure accurate recording of field and as-built conditions; conduct field measurements.
    • Facilitate code reviews, software design sessions, and architectural reviews; ensure projects meet environmental, safety, structural, zoning, and aesthetic standards.
  • Client & Construction Administration 
    • Present and explain proposals, reports, and designs to clients; consult and negotiate to prepare project specifications and ensure satisfaction.
    • Represent client interests in obtaining bids and awarding construction contracts.
    • Administer construction contracts; conduct periodic on-site observations for compliance.
    • Review and expedite shop drawings; manage and resolve all construction/design-related queries.
    • Manage the review of key milestone deliverables for quality and coordination of design changes, including Quality Assurance.
    • Manage, coordinate, and control all meetings during design and construction phases.
    • Obtain the Certificate of Occupancy for a project for issuance to the Client. 
  • Team Development & Operations 
    • Direct recruitment, placement, and evaluation of architectural staff and consultants; mentor associates and foster a learning and growth environment.
    • Promote an ethical, friendly, and efficient team culture; encourage equality and diversity.
    • Contribute to the growth and use of the knowledge library.
    • Work closely with Operations and IT Professionals to guide staff development and manage software/hardware efficiency.
    • Evaluate completed projects to identify successes and areas for improvement.

 

Qualifications

  • Education & Licensure: 
    • Relevant degree qualification (BSc Architecture and/or Engineering or similar).
    • Architect’s license required, or actively pursuing licensure.
  • Experience: 
    • 15+ years of professional experience in the architectural field.
    • Demonstrated Management Proficiency, ability to Participate in Process Improvement, Self-Development, Planning, and Team Performance Management.
  • Technical Skills: 
    • Strong understanding of MEP/Structural systems and complete understanding of all Codes.
    • Proficiency in AutoCAD, Microsoft Office, Structural calculation programs, and Photoshop.
    • Ability to monitor and review as-built drawing processes and shop drawings.
  • Core Competencies: 
    • Strong written and spoken English.
    • Excellent negotiation, time management, and organizational skills.
    • Strong management skills to ensure timely issue of project deliverables.
    • Team player with the ability to give clear instructions and motivate others.
       

Work Environment

  • Travel: Approximately 30% travel required for client meetings.
  • Schedule: Full-time executive position; typical work days and hours are Monday through Friday 9 a.m. to 6 p.m.   However, there may be times when longer work hours and weekends are required meet project demands.
