Description

JOB TITLE:  Maintenance Technician III 

CLASSIFICATION: Hourly/Overtime Eligible – Full Time

REPORTS TO: Area Property Manager


OBJECTIVE: The Maintenance Technician III is a highly skilled maintenance professional responsible for performing advanced maintenance, troubleshooting, and repair across multiple properties. This role serves as a technical resource within the maintenance team, assisting with complex repairs, mentoring technicians, and ensuring high standards of safety, efficiency, and customer service are maintained throughout company communities.                                                                                                                                                                                        

ESSENTIAL FUNCTIONS:

  • Perform advanced routine and scheduled maintenance across multiple properties.
  • Diagnose and troubleshoot complex maintenance issues including appliances, boiler systems, HVAC systems, plumbing, electrical systems, and structural components.
  • Perform advanced repairs including plumbing, electrical, carpentry, appliance repair, and heating and cooling system maintenance.
  • Inspect, test, and maintain safety systems and devices to ensure proper operation.
  • Complete work orders, required documentation, and accurately enter maintenance data into the maintenance management system.
  • Develop and maintain positive working relationships with residents, vendors, and leasing staff.
  • Complete apartment turnovers accurately and within established timelines while ensuring quality standards are met.
  • Immediately report safety hazards, property damage, or operational concerns to the supervisor.
  • Maintain inventory of supplies, tools, and equipment and ensure service vehicles remain organized and properly maintained.
  • Serve as a mentor to maintenance technicians by providing guidance, training, and first-line support on repairs, troubleshooting, and maintenance procedures.
  • Assist in training new maintenance staff and support skill development within the maintenance team.
  • Participate in the on-call rotation and respond promptly to emergency maintenance issues outside of normal business hours.
  • Perform additional duties as assigned to support property operations.

Requirements

EDUCATION AND EXPERIENCE

REQUIRED:

  • High school diploma or GED equivalent.
  • Valid driver’s license with reliable transportation.
  • 7–10+ years of experience in property maintenance, facilities maintenance, construction, or remodeling.
  • Advanced knowledge of plumbing, HVAC systems, electrical systems, and carpentry.
  • Strong troubleshooting and diagnostic skills for complex maintenance systems.
  • Ability to read and interpret wiring diagrams, schematics, and technical manuals.
  • Knowledge of applicable code requirements for electrical, plumbing, and mechanical system installation and repair.
  • Strong understanding of maintenance equipment and hand tools, including safe operating practices and identifying maintenance issues.
  • Ability to operate equipment associated with property maintenance.
  • Ability to read and interpret plans, blueprints, and specifications.
  • Working knowledge of Microsoft Office applications and the ability to learn maintenance management software.
  • OSHA 10 Certification or ability to obtain within 90 days of hire.
  • Excellent problem-solving, organizational, time management, and decision-making skills.
  • Ability to adapt to changing priorities and support multiple property needs.

PREFERRED:

  • Vocational or trade school certification in a maintenance-related field.
  • Additional certifications related to HVAC, electrical, or boiler systems. 

PHYSICAL REQUIREMENTS:

  • Ability to frequently lift, carry, push, and pull up to 75 pounds.
  • Ability to stand and walk for extended periods throughout the workday.
  • Frequent bending, kneeling, crouching, crawling, and twisting while performing maintenance tasks.
  • Ability to climb ladders, stairs, and scaffolding and work at elevated heights.
  • Ability to reach overhead and below the waist while completing repairs.
  • Ability to safely operate power tools, hand tools, and maintenance equipment.
  • Ability to work in confined spaces and access difficult areas when completing repairs.
  • Ability to work indoors and outdoors in various weather conditions.
  • Ability to safely handle and work with potentially hazardous materials.

SPECIAL REQUIREMENTS:

This position requires regular in-state travel and the ability to work 40–45 hours per week, Monday through Friday, with occasional hours outside of this schedule based on business needs. Employees may be required to travel between multiple property locations within the same day. Participation in an on-call rotation is required to respond to emergency maintenance issues outside of normal working hours. 


WORK ENVIRONMENT:  

Work is primarily performed at company-managed residential properties. This role requires working in various environments including multi-story buildings and outdoor settings across multiple property locations. The position may involve exposure to dust, noise, and maintenance-related equipment.
