JOB SUMMARY

The Facility Specialist 1 position is responsible for ensuring the safe and efficient operation, maintenance and repair of all Volunteers of America Southeast Louisiana (VOASELA) properties. This role combines hands-on facility maintenance with administrative oversite, vendor management, and preventative maintenance planning for residential and commercial facilities. Duties include general repair, monitoring and maintaining of building systems, overseeing vendor projects, managing the facility work order system, and ensuring compliance with all applicable codes and safety standards.

 ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Perform repairs including but not limited to sheetrock, carpentry, plumbing, painting, changing locks & light fixtures, installing furniture, and other general maintenance tasks.
  • Monitor, troubleshoot, and perform basic maintenance on HVAC systems and replacement /installation of a/c window units as needed. 
  • Conduct routine inspections and walk-throughs to assess the condition and operational efficiency of residential and commercial building structures, systems, and equipment.
  • Meet with vendors and contractors to create/review scopes of work, obtain estimates, source materials, inspect progress, and verify completion while providing feedback and direction to ensure quality workmanship and adherence to contract terms.
  • Maintain and coordinate annual preventive maintenance schedules for all building systems and equipment (mechanical, electrical, safety).
  • Participate in after-hours requests, disaster recovery, and emergency response/preparedness activities as needed. Must be able to provide direct, on-site support to VOASELA facilities before, during and after a hurricane event.
  • Ensure all work - internal or external - meets safety, quality, and compliance requirements. Adhere to OSHA standards and organizational safety procedures. 
  • Assist the Director of Facilities & Risk, as well as program leadership, with facility budget planning and the providing of cost-effective maintenance proposals ensuring all purchasing policies and bidding procedures are followed.
  • Manage and update the facility work order system, ensuring timely response and closure of requests.
  • Prepare floor plans, reports, and maintenance records as needed.
  • Maintain regular communication with the Director of Facilities & Risk regarding facility status and needs.
  • Provide updates to staff on work orders, projects, and maintenance schedules while working collaboratively with all departments and programs.
  • Perform other duties as required. 


 KNOWLEDGE, SKILLS AND ABILITIES

This position requires knowledge, skills and abilities equivalent to:

  • A minimum of 5 years of experience in all phases of general construction (carpentry, electrical, and plumbing) and commercial building maintenance required.
  • Ability to operate a variety of hand and power tools such as hammers, various wrenches, grips, saws, drills, etc

SPECIAL REQUIREMENTS

  • This position requires travel to various VOASELA locations daily. An employee must maintain reliable transportation and be able to operate a motor vehicle in accordance with state laws.
  • Current driver’s license issued by state of residence.
  • Current vehicle registration, insurance, and inspection.
  • Satisfactory motor vehicle report.
  • Must be able to pass a criminal history background investigation.

PHYSICAL REQUIREMENTS: 

Work is primarily performed in the community at various VOASELA locations. A percentage of work is performed in an office environment generally while sitting at a desk. Dexterity is required to performing work with personal computer keyboard, calculator and other office equipment
