Our team owns and operates properties across multiple markets and asset types, leveraging a collaborative and performance-driven culture.  Position Summary The Painter is responsible for preparing and painting vacant apartment homes to support unit readiness, leasing timelines, and overall property presentation. This role plays a critical part in ensuring each apartment meets company quality standards and delivers a strong first impression for incoming residents. The Painter works closely with the Maintenance and Property Management teams to complete unit turns efficiently while maintaining a high level of craftsmanship, cleanliness, and attention to detail. Work Arrangement Location: Onsite / Delaneaux / New Orleans, LA Schedule: Full-time, Monday through Friday, 8:00 AM – 5:00 PM  On-Call / Weekends: Occasional, based on business needs  Key Responsibilities Prepare apartment units for painting, including patching, sanding, caulking, and priming surfaces.  Complete full-unit repaints and touch-ups to support make-ready and move-in schedules.  Apply paint with a high-quality, professional finish while maintaining clean and organized work areas.  Inspect completed work to ensure company quality standards are met.  Assist with unit turns and general maintenance as needed while following all company safety policies and procedures. Must be able to work independently, as minimal training is provided. Must be at least 18 years of age Skills & Abilities Strong attention to detail with an eye for quality and consistency Working knowledge of painting tools, materials, and surface preparation techniques Ability to manage time effectively and meet unit turn deadlines Strong organizational skills and ability to work in a fast-paced environment Professional communication skills and ability to interact respectfully with residents and team members Demonstrates reliability, accountability, and a safety-first mindset Basic proficiency with Microsoft Office or related systems preferred Physical Requirements Ability to frequently lift or move items up to 25 pounds and occasionally up to 50 pounds Ability to stand, walk, climb stairs and ladders, and perform physical tasks such as kneeling, crouching, and crawling Ability to work indoors and outdoors in varying weather conditions Manual dexterity to safely use tools and painting equipment Additional Requirements Must maintain a personal tool kit appropriate for assigned work Valid driver’s license required to operate company or personal vehicles for business use Occasional off-site travel to pick up supplies Two Coast Living Commitment to Growth Two Coast Living prioritizes internal development and believes leadership is built through performance, skill growth, and accountability.
