TileBar is seeking a Commercial Real Estate Manager to support the growth and optimization of its showroom, retail, warehouse, and distribution footprint. This position will lead real estate projects from initial market analysis and site identification through financial evaluation, negotiation, lease execution, and project handoff.

The Commercial Real Estate Manager will build relationships with brokers, landlords, developers, and other external partners while collaborating internally with Finance, Legal, Operations, Design, Construction, and senior leadership. The ideal candidate combines strong real estate judgment, financial and analytical skills, negotiation experience, and the ability to move multiple projects forward in a fast-paced, entrepreneurial environment.

 

Essential Duties and Responsibilities 

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Other minor duties may be assigned. 

Market Strategy and Site Selection

  • Analyze markets, trade areas, customer demographics, competitors, traffic patterns, accessibility, and other relevant data to identify expansion opportunities.
  • Identify and evaluate potential showroom, retail, office, warehouse, and distribution locations.
  • Assess site visibility, access, parking, zoning, logistics, operating constraints, sales potential, occupancy cost, and alignment with TileBar’s customer and operating requirements.
  • Conduct site visits and market tours with brokers, business leaders, and other project stakeholders.
  • Refine and update the real estate modeling tools to ensure the most current data informs site selection decisions.
  • Develop and maintain a qualified pipeline of potential sites that supports TileBar’s growth plans.
  • Monitor market conditions, rental rates, development activity, and competitor expansion.

Transactions and Lease Negotiations

  • Manage broker, landlord, developer, and property-owner relationships across assigned markets.
  • Prepare and negotiate letters of intent, term sheets, renewals, amendments, expansions, relocations, subleases, and other real estate agreements.
  • Partner with internal or external legal counsel throughout lease and contract negotiations.
  • Analyze proposed financial terms, including rent, operating expenses, tenant-improvement allowances, landlord contributions, escalation structures, and total occupancy cost.
  • Develop creative deal structures that balance financial return, operational flexibility, speed, and long-term portfolio value.
  • Maintain transaction momentum, resolve deal obstacles, and ensure stakeholders remain aligned through execution.

Financial Analysis and Approvals

  • Utilize financial models and business cases for proposed sites, renewals, relocations, and other portfolio decisions.
  • Evaluate projected sales, occupancy costs, capital requirements, return on investment, and potential risks.
  • Prepare concise site-approval packages and recommendations for senior leadership.
  • Present market findings, site comparisons, financial analyses, deal terms, and recommendations to executive stakeholders.
  • Partner with Finance to confirm assumptions, budgets, approval thresholds, and expected project returns.

Project Coordination

  • Serve as the real estate lead from initial market planning through lease execution and handoff to construction or operations.
  • Coordinate due diligence involving zoning, permitting, utilities, environmental conditions, title matters, building systems, site plans, and property condition.
  • Partner with Construction, Design, Operations, IT, Finance, and Legal to confirm that prospective locations satisfy TileBar’s requirements.
  • Support development of preliminary project budgets, schedules, scopes, and opening plans.
  • Track critical dates, dependencies, approvals, landlord obligations, and project risks.
  • Assist in resolving landlord, construction, access, maintenance, and other property-related issues that could affect project delivery or operations.

Portfolio Management

  • Support renewals, restructurings, expansions, relocations, closures, and other initiatives involving existing locations.
  • Develop real estate database, in order to maintain accurate records of lease terms, critical dates, financial obligations, deal status, and property documentation.
  • Review the performance and occupancy costs of existing locations and recommend opportunities to improve portfolio value.
  • Assist with lease-administration processes and ensure renewal, notice, and option dates are addressed proactively.
  • Prepare regular reports on the transaction pipeline, portfolio activity, upcoming decisions, risks, and project status.
  • Recommend improvements to real estate processes, reporting, templates, and decision-making tools.

 

Qualifications

The requirements listed below are representative of the qualifications necessary to perform the job.

  • Bachelor’s degree in Real Estate, Finance, Business, Economics, Construction Management, or a related field, or equivalent relevant experience.
  • Approximately five or more years of commercial real estate experience, preferably involving retail, showroom, warehouse, distribution, or other multi-location businesses.
  • Demonstrated experience in site selection, market analysis, financial modeling, and commercial lease negotiations.
  • Working knowledge of letters of intent, leases, renewals, zoning, permitting, due diligence, construction processes, and property economics.
  • Experience managing transactions or projects from initial evaluation through approval, negotiation, and execution.
  • Established ability to work effectively with brokers, landlords, developers, attorneys, architects, contractors, and internal business partners.
  • Proficiency with Excel and PowerPoint; experience with GIS, mapping, lease-administration, project-management, or real estate analytics platforms is preferred.
  • Ability and willingness to travel for market tours, site visits, negotiations, and project meetings.

Compensation

$120,000 – 150,000 per year

Actual compensation is based on multiple factors that are unique to each candidate, including but not limited to skill set, level of relevant experience, and specific work location. Salary ranges for positions based in other locations may differ based on the cost of labor in that location.
