Job DetailsJob Location: 2330 Bronx Park East Residence - Bronx, NY 10467Position Type: Full TimeEducation Level: High SchoolSalary Range: $56,100.00 - $56,100.00 SalaryPOSITION SUMMARY The Floating Superintendent provides hands-on maintenance and operational support across multiple residential buildings and is responsible for executing repairs, assisting with preventative maintenance, and supporting building operations under the direction of site leadership. Unlike a site-based Superintendent, the Floating Superintendent does not hold primary responsibility for any individual building and does not carry full accountability for building systems, compliance, or operational outcomes. This role is execution-focused and is designed to support site Superintendents and Program Directors by increasing maintenance capacity, reducing work order backlog, and assisting with operational needs across the portfolio. This role requires a high degree of flexibility and adaptability. The Floating Superintendent does not operate from a fixed site and may be assigned to different buildings daily, including multiple locations within the same day. The ability to take direction, shift priorities quickly, and operate effectively in a changing environment is essential to success in this role. CORE RESPONSIBILITIES Performing assigned plumbing repairs (e.g., toilet rebuilds, leak repairs, minor pipe work) Performing minor electrical work (e.g., outlet and switch replacement within scope) Completing general repairs (patching, carpentry, hardware adjustments) Assisting with radiator, HVAC, PTAC, etc. servicing (filters, basic diagnostics, draining, cleaning) Addressing maintenance issues in apartments and common areas across multiple sites All work must be performed safely, efficiently, and in accordance with established protocols. PREVENTATIVE MAINTENCE SUPPORT - The Floating Superintendent shall: Execute assigned preventative maintenance tasks Assist with seasonal preparation (e.g., winter readiness, inspections) Support building walkthroughs and condition assessments as directed This role does not include ownership or development of maintenance schedules. EMERGENCY RESPONSE REPORT - The Floating Superintendent may be deployed to assist with urgent conditions, including: Active leaks Loss of heat Electrical hazards Building damage or safety concerns Take immediate containment action within scope Assist with stabilization of conditions Communicate status to site leadership Escalate issues beyond scope promptly The Floating Superintendent is not responsible for independent emergency decision-making or overall incident management. WORK ORDER EXECUTION & DOCUMENTATION - The Floating Superintendent is responsible for: Completing assigned work orders within expected timeframes Documenting all work performed clearly and accurately Recording actions taken, materials used, and outcomes Uploading photos where required The Floating Superintendent does not manage work order prioritization or backlog. CROSS-SITE OPERATIONAL SUPPORT - The Floating Superintendent shall: Provide maintenance support across multiple buildings as assigned Assist site Superintendents with workload balancing and backlog reduction Support unit readiness and turnover work Assist in addressing building conditions under direction This role is deployed based on operational need and may shift between sites regularly. COMMUNICATION, DIRECTION, & COORDINATION - The Floating Superintendent must: Take direction from Superintendents, Program Directors, or other leadership based on assignment Adapt to varying site expectations, workflows, and priorities Communicate status updates clearly across changing supervisors and locations Confirm understanding of assignments before execution Success in this role requires the ability to operate effectively under changing direction and multiple points of supervision. DIGITAL SYSTEMS & ADMINISTRATIVE USE The Floating Superintendent must demonstrate basic competency in: Work order systems & tracking (e.g. RealPage, Microsoft Planner) Email communication (Outlook) Team communication tools (Microsoft Teams) The Floating Superintendent must: Document completed work orders Review assigned tasks and updates Communicate status as required This role does not include responsibility for system oversight or administrative control. TOOLS, MATERIALS, & SUPPORT FUNCTIONS - The Floating Superintendent is responsible for: Maintaining personal tools required for assigned work Using materials appropriately and efficiently Reporting supply needs to supervising staff This role does not include inventory management or purchasing authority. MOBILITY, FLEXIBILITY, & DEPLOYMENT EXPECTATIONS - The Floating Superintendent must: The Floating Superintendent is a mobile role designed to support operational needs across the portfolio. Report to different buildings as assigned daily Be prepared to work at multiple locations within the same day Adjust schedule and priorities based on real-time operational needs Transition between sites efficiently without loss of productivity Take direction from multiple supervisors depending on assignment Assignments may change with little notice based on: Emergencies Work order volume Staffing gaps Operational priorities The Floating Superintendent is expected to remain responsive and adaptable at all times. SCOPE LIMITATIONS & ROLE BOUNDARIES - The Floating Superintendent: Does not hold primary responsibility for any building Does not maintain full accountability for building systems or compliance Does not manage vendors or approve work Does not control work order prioritization or backlog Does not develop or manage preventative maintenance schedules Does not serve as the primary decision-maker for building operations All work is performed under the direction of a site-based Superintendent, Program Director, or other leadership. This role is execution-focused and support-oriented, not an independent operational leadership role. QualificationsQUALIFICATIONS Demonstrated experience in building maintenance or superintendent-level support work Working knowledge of plumbing, minor electrical, and general repair work Ability to safely perform maintenance tasks Ability to follow direction and adapt across multiple sites Basic familiarity with work order or property management systems Strong reliability and work ethic Preferred: Experience in multi-unit residential buildings Experience working in NYC buildings PERFORMANCE EXPECTATIONS 1. Work Completion Assigned work orders completed within expected timeframes Tasks completed correctly and safely 2. Quality of Work Repairs completed without rework due to error Proper use of tools and materials 3. Documentation Work orders include clear and accurate notes Required photos and details are provided 4. Responsiveness & Flexibility Timely response to daily assignments and schedule changes Ability to transition between sites without delay or confusion Effective performance across multiple locations and supervisors No missed assignments due to failure to follow direction 5. Communication Clear reporting of completed work and issues Escalation of problems outside scope 6. Reliability Consistent attendance and punctuality Ability to integrate into multiple site teams PROFESSIONAL ACCOUNTABILITY The Floating Superintendent is responsible for executing assigned work safely, accurately, and reliably across multiple sites. This role requires: Strong technical execution Adaptability and responsiveness to direction Ability to operate effectively across changing environments, locations, and supervisors Basic documentation discipline Failure to follow direction, respond to reassignment, complete assigned work, or adhere to safety standards will not be considered successful in the role.
