The Building Porter is responsible for maintaining the cleanliness, safety, and overall appearance of the property in accordance with building standards and union work rules. This role supports daily operations by ensuring all common areas, service spaces, and exterior areas are clean, sanitary, and well-maintained while adhering to the guidelines set forth in the 32BJ Collective Bargaining Agreement.
Key Responsibilities
•   Clean and maintain all common areas including lobbies, hallways, stairwells, elevators, and restroomsÂ
•   Sweep, mop, vacuum, dust, and polish floors and surfacesÂ
•   Remove trash and recycling in compliance with NYC sanitation guidelinesÂ
•   Maintain exterior areas including sidewalks and entryways; perform snow and ice removal as requiredÂ
•   Assist with light maintenance duties as permitted under union guidelinesÂ
•   Report maintenance issues, unsafe conditions, or repair needs promptlyÂ
•   Support move-ins/move-outs and deliveries as directedÂ
•   Operate cleaning equipment such as buffers, vacuums, and compactorsÂ
•   Follow all building safety procedures, PPE requirements, and OSHA standardsÂ

•   Perform duties in accordance with the 32BJ Collective Bargaining Agreement (CBA)Â
•   Adhere to job classifications, work rules, and jurisdictional boundaries defined by the unionÂ
•   Participate in union-mandated training programs (e.g., safety, equipment use, chemical handling)Â
•   Follow proper procedures for overtime assignments, shift coverage, and seniority-based schedulingÂ
•   Maintain compliance with workplace safety standards and reporting protocolsÂ
•   Work collaboratively with union staff, management, and building personnelÂ

Qualifications
•   Prior porter, janitorial, or custodial experience preferred (union building experience a plus)Â
•   Ability to perform physically demanding work, including lifting up to 50 lbs, standing, bending, and walking for extended periodsÂ
•   Basic understanding of cleaning chemicals, equipment, and safety proceduresÂ
•   Reliable, punctual, and detail-orientedÂ
•   Ability to follow union work rules and building protocolsÂ
•   Basic English communication skills (Spanish or other languages a plus)Â
