Responsibilities include but are not limited to:
ď‚§Â Â Â Ability to successfully manage various project types including exterior rehabilitation, building system upgrades, forensic investigation and interior alterations, etc.
ď‚§Â Â Â Execute and/or assist on multiple projects in all project phases, including Investigation, Budget Estimating, Contract Document Preparation, Bidding, Analysis and Negotiation, Municipal Filing, Construction Administration, and Close-out within project budget
ď‚§Â Â Â Manage projects of medium to large scale scope and work under direct supervision. Â Ability to follow directions and support standards of operations. Responsible for the coordination of all project efforts, administrative and technical, to ensure the most efficient and cost-effective execution of assigned projects.Â
ď‚§Â Â Â Coordinate Architects, Engineers and Designers to maintain quality of assigned project with strong problem solving and organizational skills.
ď‚§Â Â Â Conduct design problem solving, documentation and field observations for small projects independently with input from senior team members. Â Prepare project documents, including but not limited to; meeting minutes, field reports, investigation reports, cost estimates, and project timelines.
ď‚§Â Â Â Sustain positive client relationships. Â Attend meetings with clients, contractors, and consultants at regular intervals. Attend meetings with Engineers and consultants. Ensure project workplans are being adhered to. Proactively communicate any issues to Project Architect, Project Engineer, Sr. Project Manager and/or Team Leader
ď‚§Â Â Â Anticipate and trouble-shoot project-specific problems and participate in developing and implementing solutions.Â
ď‚§Â Â Â Keep current on building codes governing New York City. Awareness of historic building codes.
   A Project Associate can expect to be “in field” between 25% - 75% of their time during any given week
Requirements:
•  4-Year Degree in Architecture
•  1 or 2  years’ experienceÂ
•  Must be able to manage individual workload, negotiate competing priorities, understand common construction, exhibit curiosity for existing building infrastructuresÂ
•  New York experience is required.Â
•  Excellent written and verbal communication skills.
•  Demonstrate mastery in: estimating, scheduling, budgeting/cost control, construction observation, client relationship, interpersonal skills.
•Proficient in Microsoft Office, and Bluebeam
•  Strong interpersonal communication, organization and leadership skills, as well as ability to train others and monitor their work for quality and completeness.
