LEASING MANAGER The Leasing Manager is responsible for all leasing activity in the company's North Orange County portfolio — approximately 1.1 million square feet across Brea, Orange, and Yorba Linda — including new leases, renewals, and the lease-up of available suites. This is direct, in-house, principal-side leasing: the Leasing Manager owns a defined book of business end to end, supported by the department's coordinator team and Property Management platform. REPORTS TO:  Vice President, Leasing & Acquisitions ESSENTIAL DUTIES AND RESPONSIBILITIES Manages all leasing activities for the assigned North County portfolio, including canvassing, prospecting, and responding to leasing inquiries. Fosters positive tenant relationships across the portfolio, serving as the primary leasing contact from first inquiry through renewal, in partnership with Property Management. Conducts property tours with prospective tenants and their brokers; opens, shows, and secures suites and coordinates other field assignments as needed. Prepares and negotiates lease proposals, letters of intent, and counterproposals on company-standard forms; submits all deal terms to the Vice President of Leasing for approval. Negotiates new leases, renewals, extensions, and modifications directly with tenants and with tenant-representation brokers on co-op transactions. Drives the lease-up of available suites across the portfolio, including the Olen Pointe Brea campus availability block — spec-suite strategy, TI packaging, and larger-block transactions with senior leadership engaged. Manages the renewal calendar for the portfolio; initiates renewal discussions six to eighteen months ahead of expiration and works holdover tenancies to prompt resolution. Maintains anchor-tenant relationships and manages multi-suite and multi-lease negotiations. Maintains an accurate deal pipeline and provides weekly deal-flow reporting to the Vice President of Leasing. Recommends asking rates, concession strategy, and marketing priorities based on live market feedback and comparable data. Accountable for portfolio occupancy and leasing revenue targets established annually with the Vice President of Leasing. Coordinates with the leasing coordinators on lease drafting, files, and marketing inputs; reviews final lease documents for accuracy of negotiated terms. Coordinates with Property Management on building operations, tenant move-ins and move-outs, and suite condition. Ensures available-suite information is accurate on listing platforms and in marketing materials, in coordination with the marketing coordinator. Represents the company professionally with tenants, brokers, and vendors, and maintains an active market presence in the North County submarket. Lease-up or vacancy backfill experience is strongly desired. Strong command of lease economics — base rent, tenant improvements, free rent, and term structures — including working knowledge of the tenant improvement process, and direct negotiation experience with principals and brokers. Organized pipeline discipline across a high-count, multi-tenant portfolio; working expirations ahead of schedule. Outgoing, relationship-driven approach with tenants and brokers; good customer service skills and a team-player attitude. Proficient computer skills including Microsoft Word and Excel; MRI or similar property-system familiarity helpful. EDUCATION: College degree preferred; Bachelor's degree in business, real estate, or a related field a plus. MATHEMATICAL ABILITY: Comfortable with basic math, percentages, and reading common marketing performance metrics (CTR, conversion rate, ROI, cost-per-lead, etc.). Understanding of Commercial Real Estate performance metrics is a plus. REASONING ABILITY: Strong analytical and problem-solving skills, with the ability to interpret data, prioritize competing demands, and follow instructions delivered in written, verbal, visual, or scheduled form. PHYSICAL DEMANDS: While performing the duties of this job, the employee is regularly required to talk, hear, and/or see. The employee frequently is required to stand, walk, sit and use hands to finger, handle or feel objects. The employee is occasionally required to reach with hands and arms and climb or balance. The employee must frequently lift and/or move up to 10 pounds. Vision abilities required by this job include close and distance vision, and the ability to adjust focus. WORK ENVIRONMENT: While performing the duties of this job, the employee works primarily in an office environment with occasional offsite visits to various properties.
