Overview

The Hotel Asset Manager is a key member of The RMR Group's Hotel Asset Management team, responsible for maximizing the performance and value of a portfolio of full service, focused service, and extended stay hotel assets. Working closely with hotel operators, ownership representatives, and senior leadership, the Asset Manager monitors real estate and hotel investment performance, analyzes financial and operational results, develops and executes business strategies, and drives initiatives that enhance revenue, improve profitability, mitigate risk, and support long-term asset value. The role is also responsible for preparing executive-level analyses, reports, presentations, and investment recommendations that support strategic decision-making related to asset performance, capital allocation, and value creation. The ideal candidate possesses strong analytical, financial, and communication skills, along with a deep understanding of hotel operations, real estate fundamentals, asset valuation, and investment performance. Success in this role requires sound business judgment, a collaborative approach, and the ability to translate complex financial, operational, and market data into actionable strategies while consistently demonstrating the highest standards of integrity, professionalism, and respect in a fast-paced, results-driven environment.

Responsibilities

  • Oversee the financial and operational performance of a portfolio of hotels
  • Identify opportunities to improve revenue, margins, cash flow, and asset value.
  • Manage relationships with management companies and brand partners.
  • Analyze and interpret monthly, quarterly, and annual operating results to assess property performance against budget and benchmarks.
  • Conduct regular asset reviews with operators and property leadership teams
  • Serve as an analytical resource for the hotel portfolio by developing, maintaining, and enhancing financial models, and decision-support tools used to monitor operating performance, identify trends, and inform asset management strategies. Conduct market research and competitive analysis.
  • Evaluate capital expenditure projects, renovations, acquisitions, dispositions, operator transitions, and other strategic initiatives through detailed underwriting, financial modeling, and scenario analysis to support value-enhancing investment decisions, including hold/sell recommendations, and maximize asset value.
  • Prepare executive-level reports, presentations, dashboards, and investment analyses to support senior leadership decision-making, capital allocation, and portfolio strategy.
  • Partner with operating teams in the development and review of annual business plans, operating budgets, capital budgets, and multi-year asset strategies to ensure alignment with ownership objectives. Challenge and validate operating assumptions, and strategic plans.
  • Keep current on all markets that impact the positioning and performance of assigned hotels. Maintain up-to-date knowledge of all factors including market dynamics, STR/benchmarking data, and changes in supply and demand.
  • Evaluate and enhance revenue management, marketing, sales processes and operating expense models with operating partners.
  • Conduct site tours to evaluate physical condition, service standards, guest satisfaction metrics, and competitive positioning.
  • Review, understand, and ensure compliance with management agreements and other legal agreements.
  • Complete ad hoc analysis and special projects with the Hotel Asset Management and REIT management teams.

Qualifications

Required Qualifications:

  • Bachelor’s degree in business, finance, economics, real estate or a related field
  • 5-10 years of experience in asset management, M&A, accounting, and/or financial analysis, preferably within the hospitality industry
  • Strong accounting/financial modeling and analytical skills supported by a high proficiency in Microsoft Excel, Word and PowerPoint
  • Experience analyzing operations, identifying opportunities, and driving profitability
  • Excellent written and oral communication skills.
  • Strong negotiation skills, with the ability to manage diverse internal and external stakeholders effectively.
  • Self-motivated, with the ability to work in a fast-paced, team-centered, results-driven environment.
  • Ability to prioritize time between multiple projects with minimal supervision.
  • Ability to deliver work in a timely and accurate manner, meeting deadlines and allowing time for next level review.

Preferred Qualifications:

  • CHAM (Certified Hotel Asset Manager) designation, or membership in the Hospitality Asset Managers Association (HAMA), a plus
  • MBA or other advanced degree in a related field
  • Familiarity with STR/benchmarking reports, hotel PMS, CRS, and revenue management systems
  • Experience across multiple hotel brands and management companies (e.g., Marriott, Hilton, Hyatt, IHG) and across full-service, select-service, and extended-stay segments

Boston based preferred, but consideration may be given for remote work

The estimated base compensation range for this position is $150,000 to $170,000 per year. RMR considers several components including an individual's skills, qualifications, experience, internal equity, and market data.
