Job Overview:

The Maintenance Technician will perform general maintenance and repairs for assigned properties including plumbing, electrical, basic carpentry, heating and cooling, and other building systems. Perform all duties in accordance with company operating policies.

Duties & Responsibilities:

Conduct turnover work in vacant apartments (paint, clean, maintenance items, etc.)
Complete all work order requests in a timely manner (normally within 24 hours).
Ability to troubleshoot issues including but not limited to electrical, plumbing, appliances and HVAC.

Perform preventative maintenance on building systems including but not limited to basic plumbing, heating, cooling and mechanical equipment.
Keep curb appeal at highest level daily by removing all trash, inspecting sprinkler lines, and maintaining weed control. Landscape issues should be brought to the attention of the maintenance supervisor who will contact the landscape crew.
Respond to emergency calls in accordance with work order priority system (including evenings, weekends, and holidays).

Required Skills/Abilities:

Ability to follow instructions from supervisors or senior maintenance workers.
Knowledge of general carpentry and repair.
Ability to use hand tools and power tools.
Positive attitude, highly organized, and energetic.
Strong customer service orientation.
Valid driver’s license or other means of reliable transportation to and from work.

Education and Experience:

High school diploma or equivalent required. Additional schooling or follow-up trade schooling preferred.
Minimum of 1 year of multi-family maintenance, construction, or trade (plumbing, HVAC, electrical, carpentry, etc.) experience preferred.

On-the-job training offered.

Physical Requirements:

Must be able to regularly sustain prolonged periods standing and walking.
Possess ability to regularly stoop, kneel, crouch, lift equipment, use hands to fingers, reach with arms and hands, handle objects, tools, and equipment.
Must be physically able to climb ladders, bend, or crawl into awkward spaces.
Must be able to lift up to 50 pounds at a time.

Ability to work in all types of weather.
