Job DetailsJob Location: The Vue - North Little Rock, AR 72114Salary Range: $32.00 HourlyMaxus Properties is seeking a Maintenance Supervisor for an apartment community in Santa Ana, California. Position Summary The Maintenance Supervisor is responsible for overseeing the maintenance operations, physical condition, and safety of the community. This role leads the maintenance team, coordinates service requests and preventative maintenance programs, manages maintenance budgets, and ensures compliance with company policies and applicable safety regulations. The Maintenance Supervisor works closely with the Property Manager to maintain high standards of property appearance, operational efficiency, and resident satisfaction while protecting the long-term value of the asset. Key Responsibilities Maintenance Operations & Property Condition Oversee all daily maintenance operations including service requests, work orders, and unit turns Ensure timely completion of resident service requests while maintaining high quality standards Maintain the overall physical condition of the property including buildings, grounds, and common areas Conduct regular inspections of the community to identify maintenance needs and safety concerns Coordinate preventative maintenance programs for HVAC, plumbing, electrical, and other building systems Team Leadership & Development Provide leadership, training, and supervision to maintenance technicians and grounds staff Assign work orders, prioritize tasks, and ensure team productivity and efficiency Promote a culture of safety, accountability, and strong customer service Assist with hiring, onboarding, and ongoing development of maintenance team members Budget & Inventory Management Assist in developing and managing the property’s maintenance budget Monitor maintenance expenses and implement cost-control strategies where appropriate Maintain inventory of tools, equipment, and maintenance supplies Coordinate purchasing and ensure cost-effective use of materials and vendor services Compliance & Risk Management Ensure compliance with OSHA standards, safety procedures, and company policies Maintain compliance with local, state, and federal regulations related to property maintenance Ensure proper documentation and tracking of maintenance activities and inspections Support property compliance requirements including life safety systems, inspections, and required certifications Vendor Coordination & Capital Projects Manage vendor relationships and coordinate contracted services as needed Ensure vendors perform work according to contract, safety standards, and company expectations Assist with capital improvement projects including planning, coordination, and oversight Work closely with the Property Manager and Regional Manager on property improvement initiatives Resident Service & Communication Respond professionally to maintenance-related resident concerns and service requests Communicate with residents regarding maintenance timelines, repairs, and property updates Support a positive resident experience by ensuring maintenance issues are addressed promptly and thoroughly   QualificationsRequired Qualifications: 3+ years of residential or multifamily maintenance experience, preferable in a leadership role. Experience managing maintenance budgets, inventory, and vendor relationships Knowledge of safety standards, OSHA guidelines, and regulatory compliance EPA Certification (Type II or Universal) is required CPO is preferred Experience with budgeting and maintenance tracking software All qualified candidates will be subject to drug testing and a criminal background check.
