Job Description:

Position Summary

The Maintenance Supervisor is responsible for overseeing the day-to-day maintenance operations of the property, ensuring the community is safe, well-maintained, and operating efficiently. This role leads the maintenance team, coordinates preventive maintenance programs, manages vendor relationships, and ensures timely completion of service requests while delivering exceptional customer service to residents.

Essential Responsibilities

  • Supervise, train, schedule, and mentor maintenance technicians and grounds personnel.

  • Oversee the completion of resident service requests, ensuring quality workmanship and timely response.

  • Develop and implement preventive maintenance programs for building systems, equipment, and amenities.

  • Perform and oversee repairs involving plumbing, electrical, HVAC, appliances, carpentry, painting, drywall, and general building maintenance.

  • Conduct regular inspections of the property, vacant units, common areas, and building systems to identify maintenance needs.

  • Ensure vacant apartments are prepared and turned according to company standards and timelines.

  • Coordinate and supervise outside contractors and vendors while ensuring compliance with property standards.

  • Maintain inventory of maintenance supplies, equipment, and tools while controlling expenses within budget.

  • Ensure compliance with OSHA regulations, local building codes, company policies, and safety procedures.

  • Participate in the on-call emergency maintenance rotation and respond to after-hours emergencies as needed.

  • Maintain accurate maintenance records, work orders, inspections, and preventive maintenance documentation.

  • Assist with capital improvement projects and property renovations.

  • Foster a positive team environment while providing outstanding customer service to residents and team members.

Qualifications

  • High school diploma or GED required; technical or trade school certification preferred.

  • Minimum of 3–5 years of apartment maintenance experience, including supervisory experience.

  • Strong knowledge of HVAC, electrical, plumbing, carpentry, appliance repair, and general building maintenance.

  • EPA Universal Certification preferred (or required based on company policy).

  • Ability to diagnose maintenance issues and develop effective solutions.

  • Strong leadership, organizational, and communication skills.

  • Ability to prioritize multiple tasks in a fast-paced environment.

  • Experience using property management software is preferred.

  • Valid driver's license and reliable transportation, if required.

Physical Requirements

  • Ability to lift up to 75 pounds.

  • Frequently stand, walk, bend, kneel, climb ladders, and work in confined spaces.

  • Ability to work indoors and outdoors in varying weather conditions.

  • Must be available for emergency call-outs and rotating on-call schedules.
