The Maintenance Supervisor is responsible for the prompt and efficient performance of all tasks assigned by the Facility Service Operations Manager and for continuous self-improvement of skills and expertise. The Maintenance Supervisor is responsible for maintaining the physical condition of the community from both a preventative and corrective standpoint. A working knowledge of HVAC systems and various appliances, such as stoves, dishwashers, disposals, and refrigerators are required, as well as familiarity with electricity, plumbing, and carpentry.

Duties include but not limited to:
- Complete service requests promptly and efficiently. Service requests often involve plumbing (where License is not required), minor appliance repair, electrical, HVAC, and everyday routine maintenance of the interior of homes, buildings and building exteriors.
- Routine pool maintenance where applicable; Certified Pool Operator (CPO) Permit a plus.
- Grounds keeping tasks including removing litter and debris to promote an excellent curb appeal, pressure washing windows, building exteriors, and breezeways, and other tasks as needed to maintain grounds and building exteriors.
- Must provide excellent customer service to residents, work well with co-workers and vendors, and go above and beyond to work as a team.
- Exercise control over maintenance expenditures including keeping an inventory of frequently used parts and replacement items.
- Implement and follow OSHA safety programs; must be HVAC Certified.
- Must be able to lift a minimum of fifty pounds.
- Must be honest, courteous and possess cooperative character traits
- Must have a valid driver's license.
- Good communication and organizational skills required.
- Knowledge of general maintenance requirements, (documentation, safety, required reporting, regulations, etc.)
- Knowledge of electrical and plumbing codes and maintenance requirements, (documentation, safety, required reporting, regulations, etc.)
- Knowledge of OSHA worksite and personal safety requirements.
- Knowledge of State or local governmental safety requirements.
- Professional communication skills (phone, interpersonal, written, verbal, etc.).
- Professional customer service skills.
- Interpretation and completion of verbal and/or written instructions at a proficient level.
- Knowledge of company policies, procedures and forms.
- Time management and time critical prioritization skills.
- Self-motivated, proactive, detail oriented and a team player.
