Job Summary
This is a full-time position with occasional overtime as required. Under general supervision of the Director of Facilities Management and according to accepted practice and standards, performs skilled and semi-skilled tasks associated with one or more maintenance trades including electrical maintenance, plumbing, HVAC, carpentry, painting, construction and renovation, and general mechanics to provide Olivet College with safe and reliable structures, systems, and equipment consistent with specifications in local, state and federal code. May specialize in the performance of a particular trade, but may be required to assist in other capacities due to variations in work load and staffing. May participate in snow removal. This job description is not all inclusive as other tasks or responsibilities may be assigned.

Responsibilities and Primary Accountabilities
1. Estimate material requirements and orders such according to departmental procedures; read blueprints and specifications; diagnoses problems and determines most efficient work methods. Records time and material utilized on various projects and maintains related records.
2. Inspects, installs, repairs, replaces and maintains pipe, fittings and plumbing fixtures to maintain heating, water, steam, condensate, air and sewage systems.
3. Assembles pipe and plumbing fixtures according to specification. Using a variety of hand and power tools, cuts passages in walls and floors; cuts and bends pipe, cuts threads or solders connections, fits valves and couplings and seals all connections.
4. Installs fixtures such as sinks, toilets, showers, water heaters and appropriate hardware such as faucets, valves and so forth.
5. Repairs and maintains plumbing systems and fixtures.
6. Inspects connections for leaks replaces defective pipe, fittings, faucets, washers, etc. Opens clogged drains including frozen pipes, using snakes, chemicals, heat and so forth. Adjusts steam and water pressure valves and so forth.
7. Has knowledge and skill in electrical troubleshooting, repair and minor installation.
8. Repairs pump motors, disconnects, starters and general motor operation.
9. Perform duties in a diverse, challenging and occasionally stressful environment.
Resource Management
1. Requires occasional reading, periodic balancing, frequent climbing, crawling, crouching, kneeling and balancing, bending, kneeling, squatting and setting and continuous standing and walking.
2. Requires the lifting and/or pushing and pulling, frequently of objects weighing over 30 pounds, and very frequently of objects weighing 10-20 pounds.
3. Requires the carrying occasionally of objects weighing over 50 pounds, periodically of objects weighing 20-30 pounds, frequently of objects weighing 30-50 pounds, and very frequently of objects weighing 10-20 pounds.
4. Must be able to see at a near vision acuity level.
5. Must be able to hear speech and sounds.
6. Requires the use of hands for simple and firm grasping and fine manipulating.
7. Must be able to detect odors.
8. Requires very frequent interruptions and changing work priorities.
9. Ability to manage individuals in crisis or access necessary resources.
10. Very frequent exposure to dirt, dust, contaminated material and cleaning solutions. Infrequent exposure to cuts from sharp objects. Exposed periodically to marked changes in temperature and humidity. Occasional exposure to vapor, fumes and gases, weather elements, and hazardous chemicals.
Required and Preferred Education and Experience
1. High School diploma or its equivalent.
2. Possesses the level of knowledge equivalent to that ordinarily acquired through completion of one year of advanced technical training.
3. One to three years of experience working with plumbing or electrical maintenance, installation, and repair.
4. Ability to communicate clearly, in order to, identify maintenance issues.
5. Ability to maintain a professional demeaner in stressful situations.
6. Ability to read, write and perform simple arithmetic calculations.
7. Current licensure in plumbing a plus.
