Summary:
We are seeking an experienced and highly motivated Maintenance Director to lead and oversee all maintenance operations across our portfolio in Omaha, NE. The ideal candidate will have a strong background in building systems, preventative maintenance, and team leadership. This role requires strategic planning, hands-on oversight, and the ability to ensure all properties meet high standards of safety, efficiency, and appearance. The Maintenance Director plays a critical role in supporting operations, managing staff and vendors, and maintaining the long-term value of our assets.


Responsibilities:
 • Oversee and coordinate all building maintenance operations across properties.
 • Lead, train, schedule, and supervise maintenance staff.
 • Develop and implement preventative maintenance programs for all systems.
 • Inspect properties regularly to identify needed repairs, safety issues, and opportunities for improvement.
 • Manage repairs related to lighting, plumbing, HVAC, electrical, and building systems.
 • Oversee HVAC servicing, seasonal inspections, and filter changes.
 • Coordinate snow removal, ice control, landscaping, mowing, and grounds maintenance.
 • Oversee parking lot maintenance including patching, crack filling, striping, and lighting controls.
 • Manage painting, safety markings, ceiling tile replacement, and general building upkeep.
 • Ensure proper opening and closing of sprinkler systems based on seasonal needs.
 • Coordinate vendor services and negotiate contracts as needed.
 • Ensure compliance with safety regulations, building codes, and company standards.
 • Assist with budget planning, cost control, and maintenance forecasting.
 • Support residents and tenants by responding to maintenance concerns in a professional and timely manner.
 • Other duties as assigned.

Skills:
 • Strong leadership and team management abilities.
 • Excellent attention to detail and awareness of property conditions.
 • Strong customer service and communication skills.
 • Effective problem-solving and decision-making skills.
 • Ability to prioritize tasks and manage multiple properties or projects.
 • Ability to work independently while also collaborating with ownership and operations teams.
 • Solid technical knowledge of general maintenance, building systems, and repairs.
 • Ability to climb ladders and perform physical tasks as needed.
 • Pool maintenance and certification a plus.
 • Electrical, HVAC, or other technical certifications a plus.

Qualifications:
 • Prior experience in building or property maintenance management required.
 • 3–7 years of maintenance or facilities experience preferred.
 • Supervisory or leadership experience strongly preferred.
 • Must have a valid driver’s license and clean driving record.
 • Ability to commute between properties as needed.
