JOB SUMMARY

The Preconstruction Manager is responsible for leading all preconstruction activities from conceptual design through GMP, ensuring accurate cost planning, constructability, scheduling, and risk management. This position oversees estimating and preconstruction efforts, provides strategic leadership, and serves as a key liaison between clients, designers, and internal operations. The Preconstruction Manager ensures all preconstruction processes align with the company’s vision, mission, and core values.

MINIMUM REQUIREMENTS

  • Authorized to work in the United States without the need for current or future visa sponsorship.
  • Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or related field preferred.
  • Minimum 8 years of commercial construction experience and 6 years in preconstruction.
  • Strongly prefer 10+ years of preconstruction or estimating experience on commercial projects.
  • Proficient in Microsoft Office (Excel, Project, Word, Outlook), Sage, and estimating software.
  • Experience using on-screen takeoff software or other graphic software.  
  • Strong analytical, organizational, and multitasking skills; ability to manage multiple projects simultaneously.
  • Excellent communication, presentation, and negotiation skills.
  • Must be detail-oriented, self-motivated, and capable of working independently
  • Knowledgeable in all major construction divisions, including site work, structural, architectural finishes, and MEP systems.
  • Professional Estimator Certification and/or LEED accreditation preferred. 


JOB RESPONSIBILITIES

  • Lead and manage all preconstruction efforts from conceptual design through GMP.
  • Oversee preparation of detailed estimates, cost plans, and value engineering analyses.
  • Review drawings, specifications, and design documents for accuracy, constructability, and risk.
  • Direct subcontractor solicitation, bid leveling, and scope review to ensure full coverage.
  • Prepare and present GMPs, budgets, and proposals to clients and internal leadership.
  • Coordinate preconstruction schedules, design milestones, and deliverables.
  • Lead Preconstruction-to-Operations turnover meetings.
  • Lead constructability reviews, risk assessments, and cost reconciliation efforts.
  • Serve as primary client contact during preconstruction phases.
  • Coordinate project handoff from preconstruction to operations.
  • Maintain estimating standards, historical cost data, and software systems.
  • Ensure compliance with company safety, quality, and operational standards.  
  • Other duties as assigned.
