Purpose:

Responsible for overseeing the planning, coordination, and successful execution of one or more Minto communities, directly impacting Minto’s overall business operations. Independently provides leadership and accountability for the construction, scheduling, permitting and master care operations free from supervision. Ensure homes are delivered on time, per plans and specifications, meeting all required building codes, on budget, 100% completed for NHC and within Minto’s quality standards, all of which are critical to Minto’s business growth and development. Promotes and fosters a culture of high employee engagement, development, ownership, results and a world class customer experience. Interacts with other functions and management to deliver business plans and improve operations.

Essential Functions:

Construction Operations

 

  • Implements and executes all Minto processes, procedures and policies needed to achieve and improve operations, business plan, product and customer satisfaction for each community.

  • Participates in the planning, organization and strategy of the construction operations for each community, free from day-to-day supervision and oversight, by exercising discretion and independent judgment as to decisions impacting the day-to-day operations of the communities.

  • Reviews construction documents for accuracy, compliance with code and local ordinances, and company standards.

  • Provides expertise with the constructability, specifications and value engineering of all products to the Architectural and Purchasing teams. 

  • Collaborates with the Purchasing team to find, vet and onboard high-quality trade partners for each project.

  • Ensures each community is properly staffed with trade partners to deliver quality homes, on time, 100% complete and within budget.

  • Reviews and agrees with contracts, scope of works and expectations to be set with all trade partners.

  • Coordinates with Land Development team the on-time and quality delivery of new sections to meet and potentially exceed business plans.

  • Receives and inspects new developed sections for acceptance and identifies lot conditions for sales team.

  • Ensures and facilitates communications with land development, purchasing, sales, marketing and architectural teams to align to Company goals.

  • Leads and motivates all team members to execute all processes and programs set by the Company.

  • Participates in the development plans and performance evaluations of all team members.

  • Mentors and develops all direct reports. Creates a bench for future DOC, ACM, PM, DMC and Quality Manager.

  • Reviews and manages proper construction, scheduling and permitting staffing per community.

  • Participates in the interview process of all candidates for construction, scheduling and permitting teams.

  • Establishes a culture of ownership, integrity and accountability.

  • Reviews, analyzes, and uses data from dashboards and Power BI to drive performance.

  • Enforces the Construction Quality Assurance program designed by Company to improve quality of built homes. 

  • Ensures each home is 100% completed at NHC and within Company quality standards.

  • Ensures every customer is delighted with the overall experience, and partners with other functions to create raving fans of the Company.

  • Tracks and controls construction schedules and associated costs to achieve completion of homes within time and budget.

  • Ensures 100% of homes close per set time expectations with customers.

  • Manages to achieve or exceed set EPO goals.

  • Reviews EWO’s for accuracy and proper processing.

  • Manages starts and closings per week/month/quarter/year per business plan.

  • Lends construction expertise to internal teams and task forces.

  • Spends at least 50% of the time on the field visiting homes and projects, directing team if open items need to be addressed. 

  • Helps with any opportunity dealing with trade partners, third party consultants and code enforcement officials.

  • Partners with Director of MasterCare to ensure timely and proper resolution of any issues with customers.

  • Reviews and analyzes architectural and engineering drawings to ensure that all specifications and regulations are being followed.

  • Guarantees project legal documents, permits, inspections, etc. accurately are completed and signed.

  • Responsible for quality control processes, ensuring compliance with safety and health Company programs, and SWPPP programs and policies.

  • Provides support and expertise to the Master Care team.

  • Builds and maintains quality relationships with all team members and trade partners.

  • Forges strong relationships with architects, inspectors, and building officials to promote a productive environment and to work through challenging issues should they arise.

  • Inspect projects regularly for presentation and overall compliance.

  • Coordinates frame walls with necessary stakeholders on models and prototype builds. 

  • Leads CEM, starts, backlog and EPO meetings.

  • Leads monthly trade partners’ safety and performance meetings.

  • Walks model homes at least once per month to assure quality standards and proper representation of offerings.

  • Responds to requests and needs of other members of management as it relates to Company directives.

 

Financial Accountability

  • Understands and executes business plans for every community, exercising discretion and independent judgment.

  • Manages construction operations with local teams to deliver each home on time and within budget.

  • Manages construction operation budgets, analyzes and controls expenditures of the projects.
  • Understands basic revenue models, P/L and cost-to-completion projections and make decisions accordingly.
  • Reviews and controls EWO and soft cost spending for the construction operations. Ensures meeting or exceeding community set goals.
  • Participates in the managing of warranty spend. Ensures meeting or exceeding community set goals.
  • Regularly monitors existing budgets through comparisons between original and current budget. 
  • Will provide insight to look forwards on labor and materials and their effect on the overall budget.

 

Management and Leadership

  • Represents and promotes the company at industry events and local building organizations.

  • Conducts one on one meetings with each direct report at a minimum every other week.

  • Recruits and develops community teams to meet future construction operations needs in line with Minto objectives.

  • Works with the Human Resources Department to implement the advertisement and interviewing process for forecasted manpower.

  • Performs analysis and makes recommendations for specific offers to candidates for employment.

  • Leads construction operations and supports scheduling and permitting teams.

  • Works with senior leadership to develop long-term plans for growth and development of community teams per long term business plan.

  • Develops bench for senior positions within the construction, master care and resource planning teams.

  • Participates in the creation and follow up of team members’ development plans.

  • Participates in negotiations with potential trade partners.

  • Establishes and fosters a culture of teamwork, ownership, integrity, accountability and excellence.

  • Other duties within the scope, spirit and purpose of the job, as requested by upper management.

Physical and other Job Requirements:

  • Able to stand and walk around communities for prolonged periods of time.
  • Able to frequently communicate by telephone and through use of computer technologies, including but not limited to e-mail and video conferencing.
  • Possesses manual dexterity, fine motor skills, and the ability to operate a computer, read a computer screen and type on a keyboard. 
  • Able to lift 25 pounds.

 

 

Technical competencies:

 

Education / Experience: 4 Years University or College Degree (construction-related fields preferred) and/or a minimum of 10 years of experience in the high-volume residential construction industry with 5-7 years leading a Team. 10- hour OSHA Safety Training Course for construction certification is required, but 30-hour OSHA certification is preferred.

 

Skills, Knowledge and Abilities:
