Role Summary We are looking for a reliable traveling Regional Multifamily Residential Facilities Maintenance Manager.  This individual will oversee asset and facility management of all properties in the regional portfolio including but not limited to emergency repairs, repair and capital planning, adherence to brand standards, and overall exterior condition, curb appeal and interior quality for all the properties in their region. Responsibilities Effectively communicate with staff, tenants, management, and vendors. Source new contacts and establish new vendor relationships  Contract existing vendors when necessary for all third-party work as needed.  Continually source better pricing for materials and supplies.  Approve all outside vendors’ proposals. Conduct weekly/monthly inspections at your properties.  Develop and maintain yearly capital budgets for each property Assist Property Manager with supervision and follow-up of outside staff including maintenance personnel Assist the Property Manager in maintaining adequate levels of parts and supplies for the ongoing upkeep of the property. Supervise the monthly preventative maintenance programs in an attempt to keep all equipment working at peak efficiency. Assist Property Managers in the training and development of all assigned maintenance personnel, in order to turn vacant units quickly and efficiently to company standards.  Continually hire and train maintenance Work closely with the Property Manager to ensure that outside vendors are performing quality services that meet company standards in a timely and efficient manner  Maintain a friendly disposition to ensure peak customer service standards on property creating an environment where tenants want to live. Other related duties as assigned.  Qualifications Must have working knowledge in all basic apartment maintenance, including but not limited to: Plumbing, electrical, cabinetry, life safety systems, carpet cleaning and repair, drywall repair, painting, general carpentry, glass repair, small appliance troubleshooting and repair, HVAC, grounds maintenance, pools, concrete and tile repair. 5 years Maintenance Engineer experience. 5 years Supervisory experience. 3 years Multi-units experience Effective written and verbal English communication skills.   Ability to provide excellent customer service Ability to work in cramped, dirty / dusty, cold or hot conditions. Sitting, standing, walking, bending, climbing stairs and ladders, kneeling, work at elevated heights, and lifting up to 100 lbs. Maintain a professional, neat and well-groomed appearance, adhering to Company standards.  Work varied shifts, including weekends and holidays if needed.  Spanish speaking a plus
