As our portfolio continues to grow, we are seeking an exceptional executive to build and lead our nationwide construction organization.  The Opportunity This is not a traditional construction management position. This is an opportunity to build and lead the construction platform for one of the country's largest privately held multifamily and extended-stay housing portfolios. The successful candidate will oversee all capital improvement projects across approximately 12,000 units in 15 states while creating the systems, people, vendor relationships, reporting structure, and operational discipline necessary to support continued growth. This executive will spend the majority of their time in the field—not behind a desk. If you enjoy walking properties, solving problems, leading teams, negotiating with contractors, improving systems, and delivering projects on time and on budget, this is an exceptional opportunity.  Position Summary The Vice President, Construction & Capital Projects will lead every aspect of construction, renovation, redevelopment, infrastructure improvement, and major capital projects throughout The Siegel Group's nationwide portfolio. Beyond managing projects, this executive will build and continuously improve the company's construction organization by establishing scalable systems, standardized processes, procurement strategies, contractor relationships, reporting tools, project controls, and team structure. This role requires an entrepreneurial leader who enjoys building organizations as much as building projects.  Primary Responsibilities Construction Leadership Lead all renovation, redevelopment, capital improvement, and infrastructure projects across the national portfolio. Develop the company's long-term capital improvement strategy. Prioritize projects based on operational needs, asset conditions, return on investment, and business objectives. Develop annual capital plans and forecasting. Standardize construction practices throughout the organization. Ensure projects improve long-term asset value.  Construction Operations & Systems Build the construction organization from the ground up, including: Project management systems Construction SOPs Budget approval processes Project reporting dashboards Scheduling standards Capital planning systems Contractor scorecards Bid comparison templates Standard scopes of work Warranty management Closeout procedures Punch list standards Quality assurance processes Photo documentation Vendor qualification systems Risk management procedures  Field Leadership Construction is managed in the field—not from behind a desk. This executive will: Travel extensively throughout the country. Visit active construction projects. Walk every project before, during, and after completion. Hold contractors accountable. Solve problems immediately. Maintain close relationships with property operations. Ensure projects minimize disruption to residents. Maintain high quality standards.  Procurement & Strategic Sourcing Develop a best-in-class procurement organization by: Establishing preferred national vendors. Negotiating national pricing agreements. Standardizing material specifications. Driving purchasing consistency. Leveraging purchasing volume. Identifying value engineering opportunities. Managing vendor performance. Building long-term contractor partnerships.  Contractor Management Responsible for developing and managing relationships with: General Contractors Roofing Contractors Plumbing Contractors Electrical Contractors HVAC Contractors Asphalt & Paving Contractors Concrete Contractors Pool Contractors Stucco Contractors Painting Contractors Flooring Contractors Fire & Life Safety Contractors Restoration Contractors Engineers Architects Permit Expediters Including: Competitive bidding Contractor selection Contract negotiation Performance evaluations Warranty enforcement Safety compliance Removal of underperforming contractors  Bid Management & Cost Control Develop a disciplined bidding process including: Detailed scopes of work Apples-to-apples bid comparisons Standard bid packages Defined inclusions and exclusions Warranty requirements Scope verification Change order management Cost benchmarking Value engineering Budget controls  Financial Management Develop annual capital budgets. Forecast capital expenditures. Review and approve change orders. Monitor budget variance. Improve ROI on capital spending. Control project costs. Maximize long-term asset value.  Team Leadership Recruit, mentor, and develop a high-performing nationwide construction organization. Ideal Background We are seeking an executive with extensive experience leading nationwide renovation and capital improvement programs for geographically dispersed real estate portfolios. Experience in one or more of the following is preferred: Multifamily Housing Apartment Ownership & Management Extended-Stay Hospitality Hospitality REITs National Hotel Ownership Groups Commercial Real Estate Ownership Platforms  What Success Looks Like Within the first 12 months, this executive will: Build trust across the organization. Experience overseeing large-scale capital improvement programs. Experience managing projects across multiple states. Extensive occupied renovation experience. Strong procurement and purchasing background. Experience developing construction organizations. Proven success recruiting and leading teams. Strong financial and analytical skills. Deep understanding of construction systems, permitting, life safety, ADA, and building codes. Exceptional communication and leadership skills. Willingness to travel extensively.
