Facilities Manager – Job Description
Position Summary
Facilities Manager to oversee the maintenance, repair, and efficient operation of all building systems, including electrical, plumbing, HVAC, and refrigeration for all 4 locations (Locations: 2 Baltimore County and 2 Harford County). Additionally, there is also oversight of the Food Truck, Steam Trucks, and Wholesale vehicles. This role ensures facilities are safe, compliant, and functioning optimally while leading maintenance staff, coordinating contractors, and managing preventive maintenance programs.Â
Key Responsibilities
Building Systems Maintenance & Repair
Electrical Systems — Inspect, troubleshoot, and repair electrical components including panels, circuits, lighting, motors, and control systems. Ensure compliance with NEC standards and maintain safe working conditions.
Plumbing Systems — Perform maintenance and repairs on piping, fixtures, pumps, water heaters, backflow devices, and drainage systems. Respond to leaks, clogs, and water quality issues promptly.
HVAC Systems — Oversee operation, maintenance, and repair of heating, ventilation, and air conditioning equipment. Diagnose system failures, replace components, and ensure proper airflow, temperature control, and energy efficiency.
Refrigeration Systems — Maintain and repair commercial refrigeration units, walk‑ins, coolers, freezers, and related controls. Monitor refrigerant levels, perform leak detection, and ensure compliance with EPA regulations.
Operational & Administrative Duties
Develop and execute preventive maintenance programs for all building systems.
Maintain accurate records of repairs, inspections, and regulatory compliance.
Manage facility budgets, including maintenance supplies, equipment, and vendor contracts.
Coordinate and supervise external contractors and service providers.
Ensure facility compliance with local, state, and federal regulations, including safety, environmental, and building codes.
Respond to emergency maintenance issues and system failures to minimize downtime.
Implement energy‑saving strategies and monitor utility usage.
Oversee facility upgrades, renovations, and capital improvement projects.
Leadership & Team Management
Supervise maintenance technicians and custodial staff.
Provide training on safety procedures, equipment operation, and technical skills.
Assign work orders, prioritize tasks, and ensure timely completion.
Foster a culture of safety, accountability, and continuous improvement.
Qualifications
Proven experience in facilities management or building maintenance.
Strong technical knowledge of electrical, plumbing, HVAC, and refrigeration systems.
Ability to read and interpret blueprints, schematics, and technical manuals.
Familiarity with CMMS (Computerized Maintenance Management Systems).
Excellent problem‑solving and troubleshooting skills.
Strong communication, organizational, and leadership abilities.
Certifications preferred:
HVAC/R certification (EPA 608 required)
Journeyman or Master Electrician license (if applicable)
Plumbing certification or license
Facilities Management credentials (CFM, FMP, or equivalent)
Physical Requirements
Ability to lift up to 50 lbs and work in varying environmental conditions.
Comfortable working at heights, in confined spaces, and around mechanical equipment.
Ability to stand, walk, bend, and climb for extended periods.
