Job Title: Property Manager (HUD – Project-Based Section 8) Employment Type: Full-Time Reports To: Regional Manager Position Summary We are seeking an experienced Property Manager with a strong background in HUD and Project-Based Section 8 programs. This role is responsible for overseeing the daily operations of a residential community, ensuring compliance with all regulatory requirements while maintaining a high standard of property performance and resident satisfaction. The ideal candidate is detail-oriented, organized, and capable of managing multiple priorities in a fast-paced, compliance-driven environment. Key Responsibilities Property Operations Oversee day-to-day operations to ensure the property is clean, safe, and well-maintained. Manage leasing activities, including applicant screening, waitlist administration, and move-in processing. Conduct regular unit inspections and ensure adherence to property standards. Compliance & Reporting Ensure full compliance with HUD and Project-Based Section 8 program requirements. Maintain accurate and complete resident files in accordance with regulatory standards. Safeguard the confidentiality of resident and applicant information at all times. Financial Management Oversee rent collection and processing with a high degree of accuracy and timeliness. Support financial performance by adhering to budgets and monitoring key metrics. Perform basic calculations related to rent, certifications, and reporting. Resident Relations Maintain positive, professional relationships with residents. Respond to resident inquiries and resolve concerns in a timely and respectful manner. Vendor & Administrative Management Coordinate with vendors and contractors to ensure quality and timely service delivery. Utilize property management software and office technology to support daily operations. Qualifications Minimum of 3 years of property management experience in subsidized housing required. Direct experience with HUD and Project-Based Section 8 programs required. Required experience with RealPage and/or Yardi property management software. Proficiency in Microsoft Outlook and Excel. CPO (Certified Pool Operator) or COS (Certified Occupancy Specialist) certification preferred but not required. Strong organizational skills with attention to detail. Excellent verbal and written communication skills. Ability to work independently and effectively manage competing priorities. Strong problem-solving skills and ability to meet time-sensitive deadlines. Requirements Ability to interact professionally and cooperatively with residents, staff, and vendors. Commitment to maintaining confidentiality and ethical standards. Must pass background and credit checks. Demonstrated financial responsibility and reliability.
