Position Overview:
The Maintenance Technician will work closely with Property Management & Leasing staff to ensure that allÂ
daily operational & maintenance tasks are taken care of to maintain the value and appearance of the propertyÂ
and equipment. Technician is also responsible for maintaining, troubleshooting and repairing or arranging forÂ
repairs of all building operational systems at the property including the clubhouse and grounds.
Essential Duties & Responsibilities:

• Effectively multi-task and recognize and address important and time-sensitive tasks and matters. MaintainsÂ
regular contact and builds solid working relationships with property staff and tenants to ensure the highestÂ
level of customer service.
• Performs corrective building interior and exterior maintenance as required by daily visual inspections andÂ
work orders. Notifies the Maintenance Supervisor of all work performed. Any maintenance needs regardingÂ
life safety and liability must be performed immediately or as reasonably possible.
• Completes work orders and maintenance repair items in a timely manner and ensures that all requests areÂ
handled in a professional manner. Communicates with all members of the property management teamÂ
regarding tenant matters that pertain to maintenance work orders or the property.
• Purchases equipment and supplies for the property within the guidelines of the budget and with theÂ
approval of the Property Manager/Maintenance Supervisor. Reviews invoices for accuracy.
• Coordinates contractor, tenant and management approvals for work orders that require the use of anÂ
outside contractor. Maintains and checks service contractors work schedules. Ensures time, date, repairsÂ
are made and properly recorded. Maintains log of work order details.Â
• Monitors and inspects HVAC, mechanical, plumbing and electrical systems and assists system testing.Â
Develops and maintains logs on the maintenance history of each building and units as needed.
• Completely understands the building life safety systems and what the procedures are in the event of anÂ
emergency. Provide after-hours emergency coverage and will be listed as the first point of contact in theÂ
event of an emergency and must be accessible to respond when on-call. Assist in snow and ice clearingÂ
operations.
• Submits weekly reports to Property Manager/Maintenance Supervisor on work performed and anyÂ
outstanding projects along with keeping updated logs in the property management software program.
• Responsible for any other duty or responsibility, as assigned.
Qualifications:
• Employee must regularly use a computer workstation or wireless device for extended periods, and must beÂ
able to reach out/up and grasp, as well as work in close quarters with others, communicate over theÂ
telephone and communicate in writing.
• Employee may be required to stand for extended periods of time, sit, walk, bend, turn/twist, kneel, stoopÂ
and crouch.
• Employee occasionally lifts, carries and moves/positions objects weighing a minimum of 25lbs consistentlyÂ
with heavier weight necessary at times.
• May be required to travel to and from properties/supply stores.
