We are looking for a Project Manager to oversee commercial construction projects in a multi-trade subcontractor environment, with direct ownership of project execution from award through closeout. This role will support drywall, acoustical, flooring, and metal framing projects and requires strong knowledge of commercial construction processes, drawings, specifications, scheduling, and project costs. The Project Manager will work directly with general contractors, customers, field teams, vendors, and subcontractors to keep projects on schedule, within budget, and aligned with quality requirements. This is a hands-on project leadership role suited for a candidate with approximately 3–8 years of relevant commercial construction experience.
Responsibilities
- Lead commercial drywall, acoustical, flooring, and metal framing projects from contract award through completion and closeout.
- Develop and maintain project schedules, budgets, scopes, and execution plans to keep work aligned with contract requirements.
- Review construction drawings, specifications, submittals, and project documents to identify scope requirements, conflicts, and potential issues.
- Work directly with general contractors, customers, field teams, vendors, and subcontractors to resolve project issues and maintain progress.
- Track project costs, change orders, material requirements, labor needs, and other financial impacts throughout construction.
- Monitor field progress and work with field leadership to address scheduling, quality, production, and execution issues.
- Manage RFIs, submittals, change orders, project documentation, and closeout requirements to keep deliverables moving on schedule.
- Identify potential delays, cost impacts, and scope issues early and develop practical solutions to keep projects on track.
- Maintain clear communication with project stakeholders throughout the construction process and ensure commitments are followed through.
- 3–8 years of experience in commercial construction project management, preferably within drywall, acoustical, flooring, metal framing, or related interior trades.
- High school diploma or equivalent required; Bachelor’s degree in Engineering, Building Construction, Mathematics, or a related field preferred.
- Strong knowledge of commercial construction drawings, specifications, materials, and the overall building process.
- Ability to read and interpret construction drawings and specifications.
- Experience using construction or project management software preferred.
- Strong communication, organizational, analytical, negotiation, problem-solving, and time-management skills.
- Must have direct project ownership experience in a commercial construction environment; candidates limited to administrative coordination or project support will not be a strong fit.
- Ability to manage multiple active projects and priorities while maintaining accurate documentation, schedules, budgets, and client communication.
