Job DetailsJob Location: CO, Air Force Academy, 80840 - Air Force Academy, CO 80840Salary Range: $55.00 - $59.00 HourlyElectrical Asset Inspector / BUILDER Assessor Company: Colorado Network Staffing (CNS) Position Type: Full-Time Travel: Approximately two weeks per month to federal project sites Position Summary Colorado Network Staffing (CNS) is seeking an experienced Electrical Asset Inspector / BUILDER Assessor to conduct Facility Condition Assessments (FCAs) at government and military locations. This position will evaluate building systems, associated pavements, utilities, and other facility assets to support repair requirements, cost estimating, asset management, and long-range maintenance planning. The Electrical Asset Inspector will have a primary focus on identifying, documenting, and assessing electrical building systems and equipment, while also supporting broader facility assessments as part of a multidisciplinary BUILDER assessment team. Assessments are performed using the BUILDER™ Sustainment Management System (SMS) and include facilities such as hangars, warehouses, administrative and operations buildings, vehicle maintenance shops, and associated infrastructure. The data collected through BUILDER™ SMS is used to support repair and replacement planning for major facility systems, including electrical distribution equipment, lighting, generators, HVAC systems, roofing, pavements, boilers, and other building assets. Essential Functions Electrical Asset Inspection Inspect and document electrical systems and equipment as part of facility condition assessments. Identify transformers and distinguish between equipment types and configurations. Identify electrical panels, switchgear, safety switches, enclosed circuit breakers, and other electrical service equipment. Identify and document generators and associated equipment. Identify Uninterruptible Power Supply (UPS) systems. Count and classify lighting fixtures by type. Assess visible electrical system components for condition, quantity, configuration, and general serviceability. Record electrical asset information accurately within BUILDER™ SMS or applicable field data collection systems. Coordinate with other assessment disciplines when electrical systems interface with mechanical, architectural, or facility infrastructure. Facility Condition Assessments Conduct detailed Facility Condition Assessments of federal and military buildings and infrastructure. Collect facility system condition information used to support repair project development, cost estimates, and long-term maintenance planning. Evaluate facilities including hangars, warehouses, administrative buildings, operations facilities, vehicle maintenance shops, and associated utilities. Use tablets and styluses in the field to document facility assets and assessment findings. Review building drawings, facility information, and occupant interviews to support accurate asset inventories. Measure and calculate quantities using field measurements, drawings, and available facility documentation. Follow established BUILDER™ assessment procedures, naming conventions, inventory rules, and quality standards. Maintain organized electronic documentation for large volumes of facility asset data. Asset Data Collection & Quality Control Capture accurate, complete, and consistent asset data throughout field assessments. Perform basic measurements and calculations to determine asset quantities and dimensions. Review collected information for completeness and accuracy prior to submission. Identify inconsistencies or missing information and ask appropriate questions to resolve assessment issues. Apply critical thinking to ensure facility assets are inventoried and categorized correctly. Maintain accurate electronic records, field notes, photographs, and other supporting documentation. Support quality control reviews and corrections as required. Multidisciplinary Facility Assessment Support While the primary focus of this position is electrical systems, the Electrical Asset Inspector may assist with identification and documentation of related facility components, including: HVAC and mechanical equipment. Plumbing fixtures and piping. Fire protection devices. Building interiors and finishes. Exterior walls, windows, foundations, roofing, gutters, and drainage components. Pavements, utilities, and other facility-related assets. Training may be provided for candidates who have strong electrical or facility assessment experience but have not previously worked with BUILDER™ SMS. Field Coordination & Team Support Work collaboratively with mechanical, architectural, civil, and other assessment team members. Follow established field schedules, site-access procedures, and project requirements. Communicate professionally with facility personnel, occupants, project managers, and other team members. Support team efforts to complete assessments efficiently while maintaining high standards for data quality. Contribute to the collection of reliable facility information used to support maintenance and infrastructure decisions for military and federal facilities. QualificationsQualifications Required Qualifications Bachelor's degree in Electrical Engineering, Mechanical Engineering, Civil Engineering, Architectural Engineering, or a related discipline. Minimum of three (3) to five (5) years of relevant engineering, facility assessment, facility management, construction, or infrastructure experience. Registered Professional Engineer or ability to obtain professional registration within approximately two (2) years. Working knowledge of building electrical systems and electrical service equipment. Ability to identify transformers, electrical panels, safety switches, circuit breakers, generators, UPS systems, and lighting systems. Ability to read and interpret building drawings and facility documentation. Ability to measure quantities and perform basic field calculations. Strong attention to detail and ability to maintain accurate electronic records. Ability to follow standardized assessment procedures and data collection requirements. Ability to work effectively as part of a multidisciplinary team. Ability to use a tablet or similar electronic device for field data collection. Preferred Qualifications Previous BUILDER™ Sustainment Management System (SMS) assessment experience. Experience performing Facility Condition Assessments. Electrical engineering, electrical inspection, or electrical asset management experience. Facility management or asset management experience. Experience supporting federal or military facilities. Experience assessing electrical distribution systems, emergency power systems, lighting, and related building infrastructure. Military experience. Experience working on multidisciplinary engineering or infrastructure assessment teams. Employees may work in hangars, warehouses, maintenance shops, mechanical and electrical spaces, administrative facilities, exterior infrastructure areas, and other operational environments. While performing field assessments, employees may be exposed to airborne particles, moving mechanical equipment, vibration, noise, heat, cold, and other varying facility or outdoor conditions. The position also includes remote office work for data review, documentation, quality control, and completion of assessment deliverables. Physical Demands This is a highly active field position that may require: Walking approximately 10,000–15,000 steps per day during facility assessments. Standing and walking for extended periods. Climbing stairs and ladders. Bending, kneeling, stooping, crouching, and occasionally crawling to inspect facility assets. Working in both hot and cold environments. Navigating active facilities and uneven surfaces. Lifting and moving equipment or materials weighing up to approximately 50 pounds. Using a tablet, stylus, measuring devices, and other field equipment throughout the workday. Visual ability necessary to identify equipment types, asset conditions, colors, markings, and facility components. Position Type / Expected Hours of Work This is a full-time position with a rotational project schedule. Typical monthly scheduling may include: Two weeks per month: On-site facility assessments, generally up to approximately 50 hours per week. One week per month: Remote work, generally up to approximately 40 hours. One week per month: Scheduled off. Work schedules may vary depending on project requirements, travel, facility access, and assessment schedules. Travel This position requires significant travel to federal and military facilities, typically approximately two weeks per month. Travel assignments may involve extended stays at federal project sites throughout the United States. One week per month may generally be performed remotely, with another week scheduled off based on the project rotation. Work Authorization / Security Clearance Must be authorized to work in the United States. Must successfully complete applicable federal background screening requirements. Must be able to obtain and maintain access to federal and military facilities. Must have or be able to obtain an applicable U.S. security clearance if required by the assigned project. Must comply with all site-specific safety, security, and access procedures.
