POSITION SUMMARY:
The Senior Construction Project Manager oversees all aspects of new home construction projects from pre-construction through completion. This role is responsible for managing 10-15 simultaneous residential construction projects, overseeing the Site Supervisors, coordinating all trades and contractors, maintaining project budgets and schedules, and ensuring quality standards and safety compliance throughout the construction process.

ESSENTIAL FUNCTIONS:
Project Management
- Oversees day-to-day coordination of 10-15 active home construction builds simultaneously.
- Works with the Director of Construction Strategy & Planning to develop master project budgets and oversees long-term budget planning for the construction department.
- Develops and maintains detailed construction schedules for all active projects, ensuring efficient sequencing and adherence to timelines.
- Oversight of Site Supervisors: communicating work assignments, reviewing timelines and tasks, and monitoring progress.
- Works with the Director of Construction Strategy & Planning to oversee all bidding processes and major contracting decisions.
- Coordinates all subcontractors, vendors, and trades to ensure timely project completion.
- Manages site layout, working directly with engineering, surveying, and road construction as needed.
- Conducts regular site visits to monitor progress, quality, and safety compliance.
- Tracks and manages individual project budgets from start to completion.
- Identifies and resolves construction challenges and delays in real-time.
- Ensures all projects meet quality standards and building code requirements.
- Coordinates inspections and ensures timely completion of all required approvals.

Contractor Management
- Creates detailed scopes of work for all contracted construction projects.
- Solicits quotes and proposals from qualified contractors for construction projects.
- Evaluates contractor bids and makes recommendations for contractor selection.
- Manages contractor relationships, performance, and accountability throughout projects.
- Coordinates contractor schedules across multiple simultaneous projects.
- Ensures contractors meet quality, safety, and timeline expectations.
- Processes contractor payments and change orders in coordination with finance staff.

  Materials & Logistics
- Manages procurement of construction materials and supplies for active projects.
- Coordinates delivery schedules to ensure materials arrive when needed.
- Works with vendors to ensure cost-effective purchasing and the use of quality materials.
- Tracks material costs against project budgets.

  Safety & Quality Control
- Works with the Director of Construction Strategy & Planning to develop and maintain comprehensive site safety programs and policies.
- Implements and enforces site safety protocols on all active construction projects.
- Conducts quality control inspections throughout the construction process.
- Identifies and addresses quality issues promptly.
- Ensures all work meets organizational construction standards and building codes.

- Develops and maintains a system for warranty work requests and execution.

EDUCATION, KNOWLEDGE, SKILLS, AND ABILITIES REQUIRED:
- Bachelor's degree in Construction Management, Engineering, or related field, or equivalent experience.
- Minimum 5+ years of progressive construction project management experience.
- Proven experience managing multiple residential construction projects simultaneously.
- Strong knowledge of residential construction methods, materials, and building codes.
- Excellent organizational and time management skills.
- Strong communication and interpersonal skills.
- Proficiency with construction management software and Microsoft Office Suite.
- Valid driver's license and reliable transportation.
- Ability to work outdoors in various weather conditions and navigate construction sites.

PREFERRED
- Professional certification (e.g., CCM, PMP, LEED).
- Experience with affordable housing or nonprofit construction.
- Knowledge of grant compliance requirements and prevailing wage regulations.
OTHER REQUIREMENTS:
- Position will involve regular local and occasional regional travel for meetings and events. Valid driver’s license and reliable transportation required.
- Willingness to work outside of standard office hours as needed.
- Willingness to travel in-state and out of state for appropriate trainings and conferences.
- Willingness to lead and train others.
- Comfortable with regular use of computers, software, and office equipment: Microsoft Office Suite, Adobe, internet, printer/scanner, email, and web-based calendars, and the ability to learn new programs as needed.

SUPERVISORY CONTROLS AND RESPONSIBILITIES:
This position reports directly to the Director of Construction Strategy & Planning (or other equivalent senior leadership) and operates with substantial independence in day-to-day construction operations. The Senior Construction Project Manager exercises independent judgment in contractor selection, project scheduling, problem-solving, and quality control decisions. This position oversees Construction Site Supervisors and other construction support staff.
The Director of Construction Strategy & Planning provides strategic oversight, approves major budget decisions and contracting commitments, and reviews overall program performance through regular progress meetings and project outcome metrics.

PHYSICAL DEMANDS & WORK ENVIRONMENT:
The physical demands described here are representative of those required of an employee to successfully perform the essential functions of this job. While performing the duties of this job, work will involve a mix of office work and field work at construction sites. This position requires regular travel between multiple active construction sites. Work includes walking construction sites, climbing stairs and ladders, and inspecting work in progress. This position may require handling construction materials, tools, and equipment, occasionally weighing up to 50 pounds. While on site, work will be performed both outdoors in various weather conditions and inside structures without access to heat or air conditioning. The position requires the ability to stand and walk for extended periods during site visits.
