Position Purpose

At GoldOller, the Asset Manager plays a key role in driving the financial and operational performance of our multifamily portfolio. This position works closely with the Director of Asset Management and senior leadership to evaluate property performance, develop strategic plans, and maximize the long-term value of assigned assets. The Asset Manager serves as the key point of contact for investor communications, leading calls, analysis, and reporting.

The Asset Manager supports all aspects of asset oversight, including financial analysis, operational strategy, capital planning, and market evaluation, while collaborating with property management teams and other stakeholders. Through thoughtful analysis and strategic decision-making, this role helps ensure each property operates efficiently and aligns with the company’s investment goals.

What You’ll Do

Portfolio & Investment Management

  • Manage assigned real estate assets in alignment with company and investor investment strategies.
  • Evaluate property performance, financial results, and operational metrics to identify opportunities for improvement.
  • Develop and implement strategic asset management plans for individual properties and regions.
  • Monitor assets throughout their lifecycle, from acquisition through stabilization and disposition.
  • Analyze property value trends and forecast future asset performance.
  • Conduct market research and stay informed on economic trends impacting real estate investments.
  • Provide strategic recommendations to leadership regarding asset positioning and investment decisions.

Financial Analysis & Planning

  • Assist with preparation, review, and approval of annual operating budgets.
  • Analyze property financials including revenue, operating expenses, and cash flow performance.
  • Work to maximize asset returns while minimizing operational and investment risks.
  • Track portfolio performance and recommend operational or financial adjustments as needed.
  • Collaborate with company analysts and leadership to evaluate asset valuation and performance.

Collaboration & Operational Oversight

  • Work closely with property management teams to monitor operational performance and identify opportunities for improvement.
  • Liaise with property managers, brokers, contractors, attorneys, and other industry professionals.
  • Assist with negotiating leases, renewals, and vendor agreements when necessary.
  • Travel to property locations as needed to review performance, assess conditions, and support asset strategy.
  • Foster strong relationships with internal teams and external partners to support portfolio success.

Skills You Bring

  • Strong financial and analytical background with knowledge of real estate investments
  • Experience with budgeting, financial reporting, and portfolio analysis
  • Strategic thinking with the ability to identify risks and opportunities
  • Strong project management and organizational skills
  • Excellent written and verbal communication skills
  • Ability to manage multiple priorities and work independently
  • Strong negotiation and decision-making abilities
  • Detail-oriented with the ability to analyze complex financial data

Position Requirements

  • Bachelor’s degree in Business, Finance, Real Estate, or related field
  • MBA preferred
  • 3+ years of asset management or related real estate investment experience
  • Strong proficiency in Microsoft Office Suite (Excel, Word, PowerPoint, Outlook)
  • Highly organized with strong analytical and problem-solving skills
  • Property management or multifamily experience preferred
  • Experience with RealPage OneSite or similar property management systems preferred
  • Ability to travel to property sites as needed
