Ready to take the next step in your maintenance leadership career? Join Morgan Properties as an Assistant Service Manager supporting our 405-unit Sherwood Crossing Community in Philadelphia, PA. In this leadership role, you'll partner with an experienced Service Manager to help oversee maintenance operations while continuing to build your leadership skills. We're looking for someone with strong HVAC knowledge, well-rounded maintenance experience, and prior multifamily leadership experience who enjoys mentoring others, solving problems, and delivering exceptional service to our residents.
As an Assistant Service Manager, you will:
- Assist the Service Manager with the daily maintenance operations
- Help coordinate daily work orders, apartment make-readies, preventative maintenance, and technician workflowÂ
- Perform advanced troubleshooting and repairs involving HVAC systems, appliances, electrical, plumbing, carpentry, drywall, and general building maintenance
- Lead by example while supporting and mentoring Maintenance Technicians to promote teamwork and operational excellence
- Assist with maintaining community grounds and ensuring the property meets Morgan's quality standards
- Help manage maintenance inventory, tools, equipment, and suppliesÂ
- Conduct inspections of vacant apartments, common areas, and building exteriors
- Support apartment turns while maintaining high-quality standards and meeting occupancy goals
- Assist with snow removal, weather-related events, and emergency maintenanceÂ
- Participate in a rotating 24-hour on-call schedule
- Complete additional projects and responsibilities assigned by the Service ManagerÂ

Compensation & Incentives:
- Base Pay: $22.00 - $26.00
- Up to 50% Rent Discount
- Property Staff Shared Renewal Commissions
- Morgan Essentials: $300 Quarterly
- On-Call Appreciation: $15/day while holding the on-call phone

Hours & Schedule:
- Monday – Friday 8:00am – 5:00pm
- Rotating paid on-call participation required
- Must be available for weather-related and emergency maintenance events
- Schedule may adjust based on business needs

What We'll Expect From You:
- 2–3 years of multifamily maintenance experience
- Previous experience leading or mentoring maintenance team members in a multifamily environment
- Strong HVAC troubleshooting experience is required
- Well-rounded maintenance skills including appliances, electrical, plumbing, and general building maintenance
- HVAC/EPA certification is preferred but not required for candidates with strong hands-on experience
- Comfortable using smartphones, mobile work order applications, and computers
- Active, valid driver's license and reliable personal vehicle
- Ability to respond to on-call and emergency maintenance needs
- A positive, team-first attitude with a commitment to providing excellent resident service
