Position Summary

The Senior Facilities Technician plays a crucial role in maintaining the facility, supporting critical research and development activities, ensuring reliability and functionality of facility systems, equipment, and infrastructure. This role is responsible for HVAC and Electrical troubleshooting and repairs, preventative maintenance programs, as well as working with and analyzing data from Computerized Maintenance Management Systems (CMMS) and Environmental Management Systems (EMS).    

 

 

Key Responsibilities

Maintenance and Repair

  • Complete preventative maintenance and repair(s) assigned. Regularly inspect HVAC units, water heaters, lighting, plumbing systems, electrical systems, smoke detectors, and other physical aspects of the building. 
  • Operate, monitor, inspect and test all mechanical, electromechanical, pneumatic (compressed air), DDC controls, medical gas, and utility systems throughout the complex.
  • Clean, lubricate, and adjust all mechanical equipment in the facility.
  • Manages Contractors, escorts, oversees and supervises contractors when performing inspections or repairs as assigned making sure the work is completed to contract or manufacturers specification(s). 
  • Able to work from technical manuals, drawings, sketches, service manuals and similar documents. Keep building drawings up to date and send them to the Director of Engineering and Facilities for approval.

 

Systems

  • Assist in managing controls/building automation system.
  • Troubleshoot operations failures and re-establish building services with minimal supervision.
  • Ensure the function and operation of building systems, including but not limited to water booster pumps, water treatment systems and other utilities, including the locations of all control valves etc.
  • Maintain power backup systems including the Uninterruptable Power Supply and the Emergency Generator.
  • Maintains digital copies of all applicable publications on the server related to the systems installed in the facility.  
  • Helps create, write, and review Standard Operating Procedures and “How to Procedures” to illustrate system procedures.
  • Collect and maintain Key Performance Indicator metrics for the HVAC dashboard.
  • Document procedures, work activities, daily events and system operations in the CMMS system.
  • Communicate all noteworthy incidents in a timely manner to the department head.
  • Determine if existing systems require modifications to meet changing plant requirements.
  • Work up new requirements such as new power, HVAC/R, etc. Accomplish necessary Lists of Materials (LOM) to accomplish project(s) including cost of materials and sources. Present the information to the Director of Engineering and Facilities for review and processing.
  • Determine the failure of a system (root cause) and research parts to make necessary repairs. Submit parts request to the Director of Engineering and Facilities for procurement.

 

Compliance and Safety

  • Ensure the workplace is following OSHA building codes and all levels of government regulations. Individuals are required to wear PPE and or a respirator on as required to meet OSHA regulations.
  • Assure the safe and orderly operation of the facilities.

  • Supervise/coach and train employees and manage routine team operations. Build and manage a high performing Team through hiring, training, supervision, mentoring and reviewing of key personnel.

Education and Experience

  • High School Diploma
  • Minimum of 10 years experience in construction or maintenance filed. Pharmaceutical knowledge preferred. 
  • Supervisory experience
  • Licensed Electrician or Electrical Certificate
  • HVAC License or HVAC Certificate
  • OSHA 30 Certificate

 

Knowledge, Skills and Abilities

  • Familiarity with computers including Computerized Maintenance and Management System (CMMS), office automation applications, including Microsoft Office. 
  • Ability to work flexible work schedules. 
  • Proficient in Microsoft Office Products.
  • Satisfactory computer, verbal, and written communication skills.
  • Proficient in Adobe Software.
  • CAD (Computer Aided Drafting) preferred.
  • Possess and demonstrate exceptional problem-solving skills.
  • Knowledge of Federal, State or Local laws related to this position.

 

Work Environment and Physical Requirements

  • Work is performed primarily in the office, mechanical areas, and outdoor settings, in all weather conditions, including temperature extremes, during day and night shifts. Work is often performed in emergency and stressful situations. The noise level in the work environment is usually quiet in office settings and loud in other situations.
  • PPE Required:
  • Must wear steel-toed boots.
  • Must wear protective eyewear.
  • Must wear hearing protection when required. 
  • Possible exposure to vibration & noise.
  • Requires working outdoors during inclement weather.
  • High frequency of computer keyboarding
  • High frequency of viewing a computer monitor, etc.
  • Hazards include:
      •  Moving heavy items
      • Mechanical parts
      • Electrical current
      • Exposure to chemicals
      • Atmospheric conditions (fumes, odors, dust, mist, and gases).
      • Climbing ladders (25 feet).
