POSITION OVERVIEW
This is a first Director seat for a marketing professional who has been doing the work at the Marketing Manager level and is ready to own the function. Chamberlin + Associates has built a solid marketing foundation with brand standards, reputation management infrastructure, audit processes, and vendor relationships already in place. What we are looking for now is someone with the energy, curiosity, and strategic instinct to take that foundation further, bringing a more analytical and technology-assisted approach to how we position our properties, report on performance, and serve our ownership groups and operations teams.
This person will develop property-level marketing positioning frameworks, build a consolidated monthly reporting structure that gives ownership and regional leadership clear conclusions they can act on, and lead a small team toward a more intelligent and scalable way of operating. They will be in the field visiting properties, working alongside regional managers and site teams, and serving as the strategic marketing resource for a portfolio of approximately 13,000 units. They report directly to the COO and have real authority to shape how marketing runs at Chamberlin.
SCOPE OF RESPONSIBILITY
- Strategic marketing leadership across the Chamberlin portfolio of approximately 13,000 units.
- Development of property-level marketing positioning frameworks, beginning with new acquisitions and expanding across the existing portfolio over time.
- Monthly consolidated marketing and CRM performance reporting to ownership and regional leadership.
- Leadership and development of a two-person in-house marketing team.
- Ownership of the marketing technology stack including ILS platforms, reputation management tools, and related systems.
- Pricing analysis and competitive market evaluation in partnership with operations leadership.
- Business development support including pitch book development and owner communications.
KEY RESPONSIBILITIES
Property Marketing & Positioning
- Develop and maintain a property-level marketing positioning framework that defines how each community is branded, who it is marketed to, and which channels best reach that audience, starting with new acquisitions and building across the existing portfolio over time.
- Use demographic research, market data, and field observations to ensure marketing spend and platform selection reflect where prospective residents actually search for housing.
- Partner with regional and site leadership to ensure property positioning is understood and consistently applied in leasing conversations and owner communications.
Portfolio Reporting & Marketing Intelligence
- Produce and distribute a monthly consolidated marketing report to ownership and regional leadership that leads with clear conclusions on portfolio performance and recommended actions, incorporating both ILS and CRM data into a complete picture of the prospect journey.
- Build a proactive reporting cadence that reduces reactive one-off questions from regionals and ownership by ensuring the information they need is already in their hands.
- Serve as a second-level escalation resource for regional and ownership marketing questions when first-level resources have not resolved the issue.
Pricing & Competitive Intelligence
- Evaluate pricing across the portfolio against market comps, occupancy trends, and leasing velocity, identifying where pricing may be contributing to performance challenges and developing recommendations in partnership with operations.
- Maintain a competitive market analysis process that gives leadership a current picture of how each property positions against its direct competitors.
Reputation Management
- Oversee online reputation management across the portfolio, incorporating performance into monthly reporting and driving site team engagement on review response practices that reflect the Chamberlin brand.
- Partner with operations to identify root causes of negative review patterns and develop targeted responses that address underlying service issues.
Department Leadership & Evolution
- Lead and develop the marketing team, redirecting the department toward a more technology-assisted and analytically driven operating model that scales without requiring proportional increases in manual effort.
- Identify and evaluate marketing technology tools that replace manual processes with smarter solutions, making recommendations to leadership on investments that meaningfully improve outcomes.
- Stay current on emerging platforms, demographic trends, and ILS developments in the multifamily industry, bringing relevant intelligence back to the organization proactively.
Business Development Support
- Develop pitch books, owner-facing communications, and portfolio performance materials that support senior leadership in ownership conversations and new business pursuits.
- Contribute to Chamberlin's external brand presence, ensuring the company's market positioning reflects the quality and professionalism of the management platform.

QUALIFICATIONS
Required
- 2 to 4 years of marketing experience with demonstrated progression toward a Marketing Manager or equivalent leadership capacity.
- Experience in multifamily residential property management or a closely related residential real estate environment including single family rental, student housing, or senior living. Candidates without direct multifamily experience must demonstrate meaningful operational familiarity with the residential leasing environment.
- Demonstrated ability to analyze marketing performance data and translate findings into clear, actionable conclusions for non-marketing audiences.
- Strong written and verbal communication skills with the ability to produce polished reports and owner-facing materials.
- Comfort working across cross-functional teams including operations, regional leadership, vendors, and site staff.
Preferred
- Experience developing property-level or location-specific marketing strategies that account for demographic, competitive, and channel-specific considerations.
- Direct experience with ILS platforms, reputation management tools, and multifamily marketing technology in a residential property management environment.
- Experience contributing to business development materials including pitch books, RFP responses, or owner presentations.
- Familiarity with CRM platforms and comfort interpreting pipeline and conversion data in a leasing context.
- Experience managing or mentoring a small team or coordinating the work of others toward a shared marketing objective.
