Position Title
Floating Maintenance Technician
Location: Tempe/Phoenix, AZ
Salary: $24.00–$26.00 per hour
Job Type: Full-Time
Position Summary
The Floating Maintenance Technician is responsible for performing maintenance, repairs, and preventative maintenance at multiple apartment communities throughout the Phoenix metropolitan area, including detached single-family rental homes and traditional multifamily communities. This position supports onsite maintenance teams by completing service requests, preparing vacant units for occupancy, maintaining community grounds and amenities, and ensuring each property is safe, clean, and well-maintained.
The Floating Maintenance Technician must be adaptable, self-motivated, and able to travel between communities as business needs require. This position is expected to provide exceptional customer service while following all company policies, OSHA regulations, and safety standards.

Essential Responsibilities
Maintenance & Repairs
Perform general maintenance and repairs, including HVAC, plumbing, electrical, drywall, painting, carpentry, appliance repair, and other building systems.
Assist with the maintenance and repair of pools, pool equipment, roofs, lighting, fountains, pumps, motors, fans, boilers, water heaters, door hardware, and other property assets.
Complete assigned work orders promptly and efficiently while maintaining high-quality workmanship.
Communicate with residents regarding maintenance requests and provide updates when repairs require ordered parts or additional scheduling.
Prepare vacant apartment homes and rental homes for new resident move-ins, ensuring all company quality standards are met.
Property Maintenance
Maintain the appearance and cleanliness of community grounds and common areas.
Assist with:
Trash removal
Pool area maintenance
Cleaning and arranging outdoor furniture
Interior and exterior lighting replacement
Curb painting
General community upkeep
Conduct regular property inspections and promptly report maintenance deficiencies or safety concerns to the Maintenance Supervisor.
Preventative Maintenance
Perform scheduled preventative maintenance on building systems and equipment.
Assist in maintaining maintenance logs and service records.
Recommend repairs or outside vendor services when necessary.
Resident Service
Deliver outstanding customer service while interacting with residents.
Assist the leasing office with resident events and community activities as needed.
Help ensure every community remains clean, safe, and welcoming for residents and guests.
Safety & Compliance
Follow all OSHA regulations, company safety policies, and safe work practices.
Immediately report accidents, injuries, unsafe conditions, and emergency situations to the Maintenance Supervisor and Corporate Office.
Wear required personal protective equipment (PPE) and safely operate maintenance tools and equipment.
Maintain a professional appearance and comply with the Company's dress code.
Communication & Teamwork
Maintain regular communication with the Maintenance Supervisor regarding completed work, outstanding repairs, supply needs, and vendor recommendations.
Assist with ordering materials and maintaining appropriate inventory levels.
Collaborate effectively with onsite management and maintenance teams across multiple communities.
Maintain regular, reliable attendance and be available for overtime, rotating on-call schedules, weekends, and emergency maintenance as needed.
Minimum Qualifications
High school diploma or GED preferred.
Minimum of one (1) year of apartment maintenance, residential maintenance, or related experience.
EPA Universal or Type II Certification preferred; certification may be required within a specified timeframe.
Valid Arizona Driver's License with an acceptable driving record.
Reliable transportation and willingness to travel between assigned communities throughout the Phoenix metropolitan area.
Basic knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, drywall, and painting.
Ability to safely operate hand tools, power tools, and maintenance equipment.
Strong customer service, communication, and problem-solving skills.
Ability to work independently with minimal supervision while maintaining productivity.
Physical Requirements
This position regularly requires:
Lifting and carrying up to 75 pounds.
Frequent walking, standing, bending, kneeling, crouching, climbing ladders, and reaching overhead.
Working indoors and outdoors in varying weather conditions, including extreme Arizona heat.
Operating maintenance equipment and power tools safely.
Responding to emergency maintenance situations after normal business hours as assigned.
Preferred Qualifications
Two (2) or more years of apartment maintenance experience.
EPA Certification.
CPO (Certified Pool Operator) Certification.
HVAC troubleshooting and repair experience.
Experience with Yardi Maintenance or other computerized work order systems.
Bilingual (English/Spanish) is a plus.
