Position Summary
The Maintenance Technician is responsible for the general maintenance, repair, cleanliness, safety, and appearance of the property. This position performs a variety of maintenance duties, including HVAC, plumbing, electrical, pools, appliances, painting, drywall, carpentry, lighting, and general building maintenance.
The Maintenance Technician is also responsible for completing work orders, preventative maintenance, preparing vacant apartments for occupancy, maintaining grounds and common areas, and responding to resident maintenance requests in a timely and professional manner.

Responsibilities
Maintenance
Assist with the repair and maintenance of pools, pool equipment, HVAC equipment, roofs, lighting, fountains, pumps, motors, fans, plumbing, appliances, boilers, heaters, electrical devices, door locks, drywall, painting, carpentry, and other property equipment.
Complete assigned maintenance requests and work orders promptly and professionally.
Notify residents when repairs are delayed due to parts, materials, or outside contractors.
Assist with preparing vacant apartment homes for occupancy.
Perform regular preventative maintenance and follow equipment maintenance schedules.
Inspect the property regularly and report maintenance issues, safety hazards, or deficiencies to the Maintenance Supervisor.
Assist with emergency maintenance situations and report accidents or emergencies immediately.
Communicate with the supervisor regarding outside contractors, materials, supplies, and equipment needs.
Janitorial and Grounds
Perform janitorial and custodial duties as needed to maintain the cleanliness and appearance of the property.
Pick up and properly dispose of trash and debris throughout the community.
Clean and maintain common areas, pool areas, pool furniture, and other amenity areas.
Assist with cleaning and preparing vacant apartments for occupancy.
Assist with grounds cleanup and general property appearance.
Paint curbs, change interior and exterior lights, and perform other general upkeep duties as assigned.
Assist with cleanup before, during, and after resident events and community functions.
Resident and Property Support
Work with the rental office to schedule vacant units for maintenance, refurbishment, and occupancy.
Assist with resident functions and provide professional customer service to residents.
Help ensure residents are provided with a clean, safe, and well-maintained community.
Maintain professional communication with residents, coworkers, supervisors, vendors, and management.
Maintain regular and reliable attendance and punctuality.
Other Property Support
May be required to travel to other company properties to provide maintenance, janitorial, or general property support.
Assist other properties during staffing shortages, emergencies, special projects, or other times of operational need.
Follow the direction of the appropriate supervisor when working at another property.
Maintain the same professional standards, safety practices, and quality of work at all company properties.
Safety and Compliance
Follow OSHA standards and all company safety policies and procedures.
Use appropriate safety equipment and follow safe work practices.
Report accidents, injuries, emergencies, and hazardous conditions immediately.
Maintain required property dress code and a professional appearance and attitude.
Maintain thorough knowledge of and compliance with company policies and procedures.
Requirements
Valid Driver’s License.
Good written and verbal communication skills.
Ability to lift, carry, climb, kneel, bend, work outdoors, and perform other physical maintenance duties.
Ability to work overtime, weekends, and provide emergency coverage as needed.
Ability to read, write, perform basic calculations, communicate effectively, and make decisions under pressure.
Ability and willingness to travel to other company properties when assigned.
Desired Qualifications
High school diploma or equivalent.
1+ year of experience in maintenance, property maintenance, or a related field.
HVAC/EPA Certification preferred.
Experience with janitorial, groundskeeping, apartment turns, or multifamily property maintenance is a plus.
