Outside Janitor
Job Summary
The Janitor is a key part of the community's success. This individual is expected to provide exceptional service to the residents along with developing a rapport by being both knowledgeable and friendly. Individual should have strong organizational and communication skills dealing with residents and staff members. Individual must be dependable, self-motivated and have at least, basic mechanical skills. You should also have a positive attitude with a love to problem solve.
Job Description
- Responsible for the completion of all maintenance service requests as assigned
- Schedule and complete the "Preventative Maintenance Program"
- Render assistance to management on specific maintenance projects
- Assist in the monitoring of all work being performed by outside contractors
- Complete ground works as directed by Maintenance Supervisor and/or Property Manager which may include picking up trash, sweeping curb and dumpster areas and maintaining landscaping beds and other areas to help maintain great curb appeal. Involves outdoor work-winter and summer
- Maintain an organized workshop and ensure there is an adequate inventory of maintenance parts and supplies
- Compliance with all company, federal, state, and local safety guidelines
- Maintain a professional and courteous manner will all residents, vendors, contractors, and fellow employees
- Ensure compliance of all work-related activities in a fair, ethical and consistent manner
- Assist with commercial space maintenance
- Perform other duties as assigned
Qualifications
- Valid Driver's License
- 1-2 years of Maintenance experience
Physical Requirements
Must be able to lift up to 50 pounds, climb and work on ladders, work with arms raised over head, stand/walk for long periods of time, climb stairs, bend at waist and knees to lift boxes, appliances, furniture, shovel snow, etc.

Compensation
The hourly rate range listed above includes an estimate of renewal leasing bonuses.
