Description
The Security Operations Manager is responsible for the comprehensive safety and security of a Class-A commercial high-rise office tower and its occupants by coordinating and overseeing contracted security services and ensuring effective day-to-day execution of physical security operations.
This role serves as the on-site leader for security operations, acting as the managing agent for contracted guard services while ensuring alignment with ownership’s physical security posture, program, and policies at every level—from organizational culture and strategic intent through to procedures and day-to-day execution.
As a key member of the property management team, this individual partners closely with building ownership, including the Enterprise Security team, and tenants to support a safe, professional, and well-managed property environment, and contributes to the development and continuous improvement of security policies, procedures, and protocols.
The position requires strong operational leadership, vendor management, and incident response capabilities, with a focus on delivering a safe, secure, and well-managed environment for tenants, employees, and visitors.
Core Responsibilities
Security Operations OversightÂ
- Maintain a consistent, visible presence across the property to assess the effectiveness and professionalism of day-to-day security operationsÂ
- Evaluate security services delivered by contracted vendors, including access control, video monitoring, and patrol activities, ensuring alignment with ownership’s expectations and site standardsÂ
- Foster a culture of professionalism, accountability, and customer experience within the security function through active engagement and feedbackÂ
- Conduct routine walkthroughs and informal inspections to identify gaps, reinforce expectations, and promote continuous improvement
- Serve as the on-site security subject matter expert, providing guidance and support to property management, tenants, and vendors as needed
Security Program and StandardsÂ
- Support the implementation and ongoing refinement of the property’s security program, ensuring alignment with ownership’s enterprise physical security posture and expectationsÂ
- Recommend enhancements to security policies, procedures, and post orders to address evolving risks, operational needs, and tenant experienceÂ
- Promote consistent understanding and application of security standards across vendors and stakeholdersÂ
- Monitor adherence to established policies, procedures, and regulatory requirements, escalating gaps as appropriateÂ
- Partner with property management and ownership to support a compliant, well-governed, and continuously improving security environment
Security Systems & Infrastructure
- Oversee the day-to-day functionality and condition of on-site security infrastructure, including access control hardware, cameras, intercoms, and visitor management toolsÂ
- Perform basic troubleshooting of security equipment (e.g., card readers, cameras) and coordinate timely resolution of issues with vendors, property management, and the Enterprise Security teamÂ
- Work in close partnership with the Enterprise Security team to support the implementation and consistency of enterprise-standard security systems, configurations, and controlsÂ
- Ensure site-level alignment with enterprise security standards, escalating system issues, gaps, and enhancement opportunities to the Enterprise Security team as appropriateÂ
- Support system-related projects, upgrades, and testing efforts in coordination with property management and the Enterprise Security team
Incident & Risk Management
- Coordinate on-site response efforts during security incidents, working in partnership with property management, emergency responders, vendors, and the Enterprise Security teamÂ
- Serve as a steady, visible presence during incidents, helping to ensure organized, effective, and professional response and communicationÂ
- Ensure timely, accurate, and well-documented incident reporting, with appropriate escalation to property management and the Enterprise Security teamÂ
- Conduct periodic site-level risk assessments to identify vulnerabilities, trends, and areas for improvement, providing recommendations aligned with ownership’s risk postureÂ
- Monitor incident trends and operational patterns to inform continuous improvement of security operations and proceduresÂ
- Support the execution of emergency preparedness activities, including drills and exercises, in coordination with property management and relevant stakeholders
Tenant & Stakeholder Engagement
- Support property management in addressing tenant-facing security needs, ensuring a consistent, professional, and well-coordinated approachÂ
- Engage with tenants, vendors, and building stakeholders on security-related matters, providing guidance aligned with      established policies and proceduresÂ
- Support security planning and coordination for tenant activities such as after-hours access, events, and office movesÂ
- Promote a strong security culture across the property through visibility, communication, and reinforcement of expectationsÂ
- Assist in the planning and execution of life safety activities, including drills and exercises, in coordination with property management and relevant stakeholders
Vendor Management
- Responsible for managing the performance and delivery of contracted security services at the site, including evaluating      service quality, professionalism, and staffing coverage against agreed-upon standardsÂ
- Provide ongoing feedback on vendor performance and escalate issues, staffing gaps, and service concerns to vendor      leadership and the Enterprise Security team as appropriateÂ
- Partner with the Enterprise Security team to ensure alignment with broader vendor strategy, standards, and performance      expectationsÂ
- Review site-level vendor reporting, staffing plans, and invoicing for alignment with contracted services and approved budgetsÂ
- Support continuous improvement through regular engagement with the vendor
Performance Insights & Planning
- Provide regular insights on security performance, trends, and emerging risks to property management and ownership, supporting informed decision-makingÂ
- Maintain visibility into site-level security metrics, incidents, and service delivery to identify patterns and opportunities for improvementÂ
- Contribute to budget planning by providing recommendations on security-related investments, vendor performance, and      cost optimization opportunitiesÂ
- Support forecasting and planning efforts by identifying evolving risks, operational needs, and potential impacts to security resourcing or infrastructureÂ
- Ensure alignment between security operations, service delivery, and budget expectations through ongoing monitoring and      communication
Requirements
Education & ExperienceÂ
- Bachelor’s degree in Criminal Justice, Security Management, or a related field preferredÂ
- Certified Protection Professional (CPP) designation strongly preferred; other relevant certifications (e.g., PSP, CISSP) are a plusÂ
- 7–10 years of progressive experience in physical security, law enforcement, military, or corporate security, preferably within commercial real estate, corporate office, or high-rise environmentsÂ
- Demonstrated experience managing third-party security vendors and service delivery, with accountability for performance      and outcomesÂ
- Strong understanding of physical security systems and infrastructure, including access control, video surveillance, and visitor management systemsÂ
- Experience supporting incident response and conducting site-level risk assessments in dynamic, high-visibility environmentsÂ
- Proven ability to operate effectively in a tenant-facing environment, balancing security, professionalism, and customer experienceÂ
- Strong judgment, with the ability to assess situations, identify risks, and make sound decisions in real timeÂ
- Excellent written and verbal communication skills, including incident reporting and stakeholder engagementÂ
- Proficiency with standard business tools and security-related systemsÂ
- Familiarity with risk management frameworks (e.g., ISO 31000) or equivalentÂ
- Demonstrated ability to de-escalate high-pressure situations and manage conflict with professionalism
Work Schedule
This is a primarily on-site role requiring a consistent and visible presence aligned with building operations, tenant activity, and security needs. The schedule may vary to support critical activities, events, or emerging issues.
Availability to respond to urgent situations outside of standard business hours is expected as needed.
Reporting Structure
Reports directly to the Property Manager. Functions as the on-site security lead, working in close coordination with building ownership and the Enterprise Security team, and overseeing the performance and delivery of contracted security services to ensure alignment with enterprise security standards and expectations.
