Our core business, producing plastic resins and petrochemicals, takes place at three wholly-owned chemical manufacturing subsidiaries located in Delaware City, Delaware, Baton Rouge, Louisiana and Point Comfort, Texas.

 

 

 

I.    POSITION OBJECTIVE 

This position will administer the company’s residential property portfolio by independently planning, coordinating, and overseeing property operations, maintenance projects, contractor performance, lease administration, and budget activities. Evaluate property conditions, determine maintenance priorities, develop project scopes, administer contracts, monitor expenditures, and provide recommendations that preserve company assets, promote tenant satisfaction, ensure regulatory and company compliance, and support efficient property operations. 

 

II.    MAJOR AREAS OF ACCOUNTABILITY 

Property Management: Administer the company’s residential property portfolio by evaluating tenant needs, determining appropriate maintenance priorities, coordinating lease administration, resolving tenant concerns, recommending corrective actions, and ensuring compliance with company policies and lease agreements.  

Budget Management: Administer operating budgets for assigned properties by monitoring expenditures, analyzing cost trends, evaluating vendor pricing, recommending cost-saving opportunities, and ensuring expenditure remains within approved funding levels.

Contract Management: Develop project scopes, evaluate contractor proposals, coordinate contractor selection, monitor contractor performance, verify work quality, resolve project issues, and recommend contractor acceptance or corrective action based on project requirements. 

Company and Community Partnerships: Foster and enhance relationships with all FPC areas including, Contracting, Accounting, Legal, Warehouse, Maintenance Department, Payroll, General Affairs, EHS, and GMO Office. Collaborate with GMO’s Office, Property Management, City of Point Comfort City Hall, and City of Point Comfort Police Department to ensure good communication and cooperation are maintained with all issues involving Formosa owned properties.

THM: Promote cleanliness and order through the implementation of the Total House Keeping Maintenance program. Emphasize Nothing Touch Ground program and No Visual Pollution program. Maintain FPC assets in like new condition.

 

III.    QUALIFICATIONS

  • Education
    • High School diploma or equivalent with a minimum of ten (10) years’ experience in property management or Associate of Science (AS) two (2) year degree with a minimum of eight (8) years’ experience in property management or Bachelor of Science (BS) four (4) year degree in Construction Management (or other related fields considered), with a minimum of six (6) experience in property management - (preferred)
  • Previous Related Experience Required 
    • Training (as needed or required) and minimum experience in property and construction management.
