Job Description Summary

Job Description

  • System Maintenance: Perform preventative maintenance and emergency repairs on HVAC, chillers, cooling towers, and air handling units.

  • Electrical & Plumbing: Troubleshoot electrical circuits (lighting, ballasts, breakers) and maintain plumbing systems (leak repair, backflow prevention, water heaters).

  • BMS Management: Monitor and adjust Building Management Systems (BMS) to optimize climate control and energy consumption.

  • Safety & Compliance: Conduct regular fire life safety inspections, including fire pumps, extinguishers, and egress lighting. Ensure the building meets OSHA and local code standards.

  • Vendor Oversight: Supervise third-party contractors for specialized repairs (elevators, roofing, landscaping) to ensure work is completed to specification.

  • Administrative Tasks: Maintain detailed logs of maintenance activities, manage parts inventory, and assist in capital improvement planning.

  • Technical Proficiency: Strong working knowledge of mechanical, electrical, and plumbing (MEP) systems.

  • Problem Solving: Ability to diagnose complex system failures under pressure.

  • Physical Stamina: Capable of lifting up to 50 lbs, climbing ladders, and navigating tight mechanical spaces.

  • Communication: Comfortable interacting with property managers and tenants with a professional, service-oriented attitude.
