We’re looking for a Floating Maintenance Supervisor to lead our property’s maintenance team and ensure our community is safe, clean, and move-in ready. This role based in Raleigh-Durham, NC is all about providing excellent service to residents, supporting the property team, and taking pride in the appearance of our apartments, amenities, and grounds. What You’ll Do
- Supervise and support the maintenance team, including training, scheduling, and ensuring work meets CommonPlace standards.
- Hands-on repair and remediation across the properties
- Oversee vendor work on the property, ensuring quality and compliance.
- Maintain inventory levels and submit orders for approval for all necessary supplies, including housekeeping.
- Ensure OSHA and company safety policies are always followed.
- Perform, schedule, and oversee daily maintenance and preventative maintenance tasks.
- Complete unit turns (Make Ready) and ensure units are move-in ready.
- Assist in bidding processes and project planning as needed.
- Ensure work areas, tools, and equipment are clean, organized, and well-maintained.
- Maintain MSDS sheets and replacement logs.
- Handle lock changes resulting from evictions or other circumstances.
- Follow company guidelines regarding service requests.
- Be available to work on an on-call basis, responding promptly to emergencies.
- Remove snow and ice as necessary and ensure the property remains safe and accessible.
- Communicate unusual or extraordinary observations to the Property Manager.
- Ensure necessary tools and equipment are on hand for maintenance operations.
- Minimum of 3–5 years of maintenance experience.
- Minimum of 3–5 years of property management experience.
- 1–3 years of supervisory experience.
- Strong knowledge and hands-on ability in plumbing, electrical, appliances, HVAC, and general construction.
- Comfortable using a variety of tools, from hand tools to power tools and motorized/electrical equipment.
- Must be able to regularly push, pull, lift, carry, or maneuver weights of up to 50lbs independently.
- Excellent verbal and written communication skills.
- Passion for helping others and providing exceptional service.
- Flexible schedule and ability to participate in an on-call rotation.
- Valid driver’s license and proof of automobile liability insurance for traveling to local properties.
- Competitive pay $31.00 - $34.00 per hour
