We are seeking an experienced and highly organized Construction Project Manager to lead and oversee large-scale commercial construction projects and tenant improvement (TI) work from preconstruction through closeout. The ideal candidate is a detail-oriented professional with a deep understanding of construction, scheduling, city inspections, and coordination with local jurisdictions. This role requires a proactive communicator who can manage multiple priorities while delivering projects on time and within budget.

 

KEY RESPONSIBILITIES

 

Project Planning & Execution

•      Manage all phases of large-scale commercial construction and tenant improvement projects, from bidding and preconstruction through final closeout

•      Develop and Maintain detailed construction schedules using CPM scheduling tools (Procore, Primavera P6, MS Project, or equivalent)

•      Define project scope, milestones, and deliverables in coordination with owners, architects, and subcontractors

•      Conduct and lead preconstruction meetings, project kick-offs, and ongoing OAC meetings

Schedule & Budget Management

•      Proactively schedule all general contractors and sub-contractors hired for the project to adhere with required deadlines.

•      Monitor project progress against baseline schedules; proactively identify and mitigate schedule risks and delays

•      Manage all change order request to the contract. 

•      Coordinate procurement of long-lead materials, equipment, and subcontractor scopes to maintain schedule adherence

Permitting, Inspections & Jurisdictional Compliance

•      Manage permit application and approval processes with local building departments and planning agencies

•      Coordinate and schedule all required city and municipal inspections throughout the course of construction

•      Serve as the primary point of contact for interactions with local jurisdictions, AHJs (Authorities Having Jurisdiction), fire departments, and utility agencies

•      Ensure all work is performed in compliance with applicable local, state, and federal building codes and regulations

•      Maintain up-to-date permit logs, inspection records, and Notice of Completion documentation

Team & Stakeholder Coordination

•      Direct, coordinate, and supervise field superintendents, subcontractors, and trade partners on-site

•      Manage subcontractors and the General Contractor to stay on schedule and aligned with the plans and scope of the project/

•      Serve as the primary liaison between ownership, design teams, general contractor field staff, and public agencies

•      Facilitate issue resolution related to RFIs, submittals, design clarifications, and unforeseen site conditions

•      Provide regular project status reports, schedule updates, and budget summaries to ownership and leadership

Documentation & Closeout

•      Maintain comprehensive project records including contracts, submittals, RFIs, meeting minutes, daily logs, and correspondence

•      Manage the project closeout process including punch lists, as-built drawings, O&M manuals, warranties, and certificates of occupancy

•      Conduct lessons-learned reviews at project completion to support continuous improvement

 

QUALIFICATIONS

 

Required

•      Minimum 5+ years of experience as a Construction Project Manager on commercial construction projects

•      Demonstrated experience managing large-scale, long-duration commercial projects (e.g., ground-up office, retail, industrial, dental, medical, or mixed-use)

•      Proven experience managing tenant improvement (TI) projects of varying sizes and complexities

•      Strong working knowledge of construction scheduling methodologies and scheduling software

•      Direct experience coordinating city and municipal inspections and navigating local jurisdictional requirements

•      Proficiency with project management platforms (Procore, Buildertrend, Autodesk Build, or equivalent)

•      Exceptional organizational skills with meticulous attention to detail

•      Excellent written and verbal communication skills

 

WORK ENVIRONMENT & PHYSICAL REQUIREMENTS

This position requires regular travel between the office and active construction job sites. The role involves working in outdoor/construction site environments with exposure to varying weather conditions, noise, dust, and heavy equipment. Candidates must be able to perform site walks, climb ladders, and navigate active construction sites in accordance with applicable safety standards
