Responsibilities

As a Maintenance Supervisor, you will play a crucial role in ensuring our buildings, grounds, and amenities shine with cleanliness, safety, and functionality. You’ll oversee and perform technical and mechanical work that reflects our commitment to excellence.

You will directly manage a dedicated team of Maintenance Technicians and Janitors, guiding them to deliver exceptional results and create a welcoming environment for all residents.

ESSENTIAL JOB FUNCTIONS:

  • Assist in completing work orders from resident service requests by diagnosing issues and making repairs in accordance with established policies and safety standards.
  • Oversee the "make-ready" process for vacant apartments, including conducting inspections, creating maintenance task lists, scheduling contractors, obtaining supplies, and ensuring all tasks are completed to a high standard.
  • Develop and maintain cleanliness and appearance standards throughout the community, ensuring all areas, including grounds and common spaces, reflect the company’s high quality.
  • Provide direction, guidance, and supervision to all maintenance staff, including implementing weekly work schedules.
  • Inspect the building and property daily, addressing safety issues promptly.
  • Perform routine preventative maintenance and respond to emergency repairs after hours.
  • Make budget recommendations for maintenance line items to the Community Manager.
  • Order and maintain inventory of building materials and supplies.
  • Coordinate with contractors and vendors to obtain bids for repairs and replacements.
  • Ensure the general upkeep of building common areas and grounds.
  • Perform other duties as assigned.

Anticipated salary range:

  • $55,000-$60,000 per year
  • Annual Performance Bonus
  • This position is Non-Exempt, meaning eligble for overtime pay

 

This range is provided as a general guideline and reflects what we reasonably expect to pay for this role at the time of posting. Actual compensation may vary depending on a variety of factors, including the candidate’s qualifications, geographical location, and the specific responsibilities of the role. In addition to salary, this position may be eligible for performance bonuses and a comprehensive benefits package, including health insurance, retirement plans, and paid time off. 

 

Final compensation offers will be determined following a thorough assessment of the candidate’s background and the requirements of the position.


Qualifications

  • 3+ years of experience in general maintenance.
  • 2+ years of direct supervisory experience.
  • Strong skills in HVAC, plumbing, carpentry, painting, and electrical/appliance repairs.
  • General knowledge of Microsoft Office.
  • Affordable housing experience preferred.
  • Ability to lift and move up to 50 lbs.
  • High school diploma or equivalent; certification in a related trade preferred.
  • Must be able to participate in the emergency on-call rotation as needed.
