Position Summary: 

Leads troubleshooting, repair and preventive maintenance efforts on commercial grade heating, ventilation and air conditioning with multiple zones, chillers, and boilers, DDC controls and pneumatic, electric, and programmable logics controls.  

Primary Duties and Responsibilities:

  • Promotes superior guest service.

  • Maintains, and perpetuates a positive organizational culture according to the principles of the Spirit of Tâlícn and the Core Values of ilani.

  • Defines, maintains, and perpetuates a positive organizational culture.

  • Develops partnerships with all departments to foster property goals and guest service excellence.

  • Performs daily, weekly, and monthly preventive maintenance tasks including filter and coil cleaning. Reports on any observed security, environmental, health and safety related concerns and any equipment malfunctions.

  • Ensures the appropriate flow of information and communication within the assigned departments to maximize efficiencies and consistency in all operations.

  • Ensures that all equipment, materials, techniques and procedures comply with federal, state, local codes, and regulations to the extent applicable.

  • Actively updates preventative and predictive maintenance programs, building management system, energy management efforts, and projects to keep facility in proper operating condition always.

  • Maintains a constant awareness of safety and accident prevention and ensures that all team members are properly trained in safety policies and procedures.

  • Creates preventive maintenance checklists.

  • Researches and selects HVAC materials, installation, and repair of systems.

  • Ensures proper care and maintenance of equipment, promotes continuous improvement of workplace comfort and air quality, and environmental practices.

  • Documents, tracks preventive maintenance, and repair activities.

  • Communicates inventory supply status to management.

  • Performs other duties as assigned.

Minimum Qualifications:

  • High School Diploma / GED; Recognized Equivalent of a High School Diploma (RED) or Foreign High School Diploma (FHD).

  • Five years of facilities HVAC maintenance experience and a completed degree from an accredited institution for HVAC or an equivalent combination of education and experience.

  • Must possess excellent interpersonal skills with an ability to foster a supportive and enabling team environment.

  • Ability to read, understand, and follow schematics and blueprints.

  • Skills in computerized control system and logics.

  • Knowledge of mechanical systems, chillers, boilers, and emergency maintenance.

  • General knowledge of applicable building and fire codes.

  • Excellent written and verbal communication skills.

  • Basic computer skills in Word, Excel, and Outlook.

  • Detailed knowledge of HVAC systems that incorporate digital controls and are linked to a multi-building computer-based energy management and controls system.

  • Basic knowledge of lab equipment and how to execute HVAC water analysis.

  • Must possess a valid Driver’s License.

  • Required to be present for HVAC related emergencies on/off shift hours.

  • Must be willing to work in a smoking environment.

  • Must be willing to adhere to company health and safety measures.
