Property Maintenance Technician
Palmyra Harbour Condominium Association

Join our team at Palmyra Harbour Condominium Association and help maintain a beautiful waterfront community along the Delaware River. We are seeking a dependable, hands-on Property Maintenance Technician to work closely with management in maintaining the grounds, buildings, clubhouse, and common areas throughout the community.

This position is ideal for someone who enjoys a variety of maintenance tasks, takes pride in their work, and is comfortable working both indoors and outdoors.

Responsibilities
Responsibilities include, but are not limited to:

  • Conduct daily property drive-throughs to remove trash and bulk items and maintain the overall appearance of the community. 
  • Perform general cleaning and maintenance of common areas, grounds, buildings, and exterior areas. 
  • Refinish, repair, and paint doors, railings, trim, and other common area surfaces as needed. 
  • Apply caulking around doors, windows, siding, and other areas to help maintain the appearance and integrity of the buildings. 
  • Perform basic plumbing repairs such as replacing faucets, repairing leaks, unclogging drains, and replacing toilets or related fixtures. 
  • Perform basic electrical work such as replacing light fixtures, switches, outlets, bulbs, and breakers. 
  • Perform routine gutter cleaning and other ladder work, including trimming low tree branches and reaching elevated areas. Candidate must be comfortable working at heights and using ladders safely. 
  • Assist with landscape improvement projects, including removal of overgrown or oversized shrubs and small trees, ivy removal, spot seeding and repair of lawn areas, and seasonal property clean-up. 
  • Perform asphalt and concrete patching to repair cracks, uneven surfaces, and other damage in walkways and driveways. 
  • Load and unload tools, equipment, and materials into work vehicles as needed. 
  • Maintain a clean, organized, and fully stocked maintenance shop. 
  • Complete assigned work orders, service requests, and special projects efficiently and professionally. 
  • Update work orders in AppFolio with detailed notes and photos. 
  • Clean and maintain the clubhouse, including setting up and breaking down tables, chairs, and equipment for resident events and meetings. 
  • Assist with snow and ice removal from sidewalks and common areas during winter weather. Plowing experience is a plus. 
  • Report safety concerns, property damage, and maintenance issues to management promptly. 
  • Work cooperatively with management, residents, contractors, and fellow maintenance staff. 
Qualifications

  • Experience with painting, door refinishing, caulking, and general building maintenance is required. 
  • Basic plumbing and electrical knowledge is required. 
  • Knowledge of concrete and asphalt patching is required. 
  • Must be comfortable working on ladders and not be afraid of heights. 
  • Ability to perform physically demanding work, including standing, bending, climbing, lifting, carrying, pushing, and pulling at least 50 pounds. 
  • Ability to work indoors and outdoors in all weather conditions. 
  • Strong communication skills and a professional attitude when interacting with residents, management, contractors, and the Board of Trustees. 
  • Dependable, organized, self-motivated, and able to work independently. 
Education and Experience

  • High school diploma or equivalent required. 
  • Previous property maintenance, building maintenance, landscaping, or similar experience strongly preferred. 
  • Valid driver’s license with a clean driving record required. 
  • Must be able to pass a background check. 
Schedule and Benefits

This is a permanent, full-time position working Monday through Friday, with occasional overtime as needed.
