Fitch Irick is knowledgeable in the complexity of regulations with Rural Development, HUD, and Low-Income Housing Tax Credit Programs. Fitch Irick currently manages 12,000+ units in 250 properties throughout the southeastern United States with multiple layers of programs and funding sources designed to better communities by providing quality affordable housing to residents in need.   Company Statement: We make a positive difference in the world one resident at a time by utilizing local, state, and federal tax-advantaged programs to enhance communities via the acquisition, development, and management of quality affordable housing.   Description of Job: The Leasing Specialist will be responsible for assisting management in day-to-day activities to maintain or exceed performance of the property(ies) through clerical and customer service support. The Leasing Specialist will focus on leasing, sales, marketing, and resident services.   Job Duties/Skills:  Appropriately answer incoming calls and make outbound phone calls. Respectfully greet and speak to all staff, residents, and guests. Answer questions presented by staff, residents, and guests in an accurate manner.  Assist in collecting rent, maintaining records of receipt, and keeping resident records updated. Make recommendations to management regarding needed tasks to ensure maximum efficiency and effectiveness. Ensure compliance with all legal and company policies and procedures. Ensure all postings (EEOC, labor law, Fair Housing, etc.) are up-to-date and up to company standards and applicable law. With approval from supervisor, market the property(ies) and focus on obtaining leases for vacant or upcoming vacant units. Any other tasks as assigned by the employee’s supervisor/manager   Required Qualifications: Education: High School Diploma Experience: 2+ years of customer service, business, sales, or housing experience Physical Abilities: Ability to be exposed to the elements, ability to: lift, pull, push, bend (up to 50 pounds), ability to walk across a multitude of surfaces, exposure to basic household chemicals with occasional need for PPE due to construction chemicals or higher-level chemicals being used.
