JOB DESCRIPTION 


JOB TITLE: Maintenance Technician I

COMPANY OVERVIEW

 

The Marshall Creek Community Development District serves the residents of the Palencia community located off US 1 in St. Augustine, Florida. Palencia was created by international developer Hines and resembles the community-oriented designs of places like historic St. Augustine and San Marco. Different from other master-planned communities in Northeast Florida, Palencia has a full range of world-class amenities. Palencia’s recreational amenities include golf, tennis, swimming pools, tennis center, fitness center, athletic fields, and pocket parks. There is a 30-acre park system which is interconnected by boardwalks and fitness trails leading to the intercoastal. The MCCDD also offers swim & fitness classes, holiday events, food trucks, and many other exciting programs to its residents. 

 

SUMMARY

 

The Maintenance Technician I at Marshall Creek Community Development District (MCCDD) is responsible for the effective upkeep and maintenance of the community’s facilities, grounds, and equipment. This hands-on role emphasizes day-to-day operational efficiency, safety compliance, and ensuring high-quality standards in all maintenance activities.


RESPONSIBILITIES AND DUTIES


  • Grounds & Facility Maintenance:
    • Perform maintenance tasks for community buildings, amenities, grounds and infrastructure.
    • Perform maintenance on swimming pools, waterslide, and splash pad. 
    • Manage and track pool chemicals in compliance with Health Department standards.
    • Perform water testing, pool vacuuming, filter cleaning, and clearing of surface skimmer baskets. 
    • Conduct regular inspections to assess maintenance needs and prioritize tasks.


  • Equipment Management:
    • Maintain and troubleshoot mechanical, electrical, and plumbing systems.
    • Follow repair and preventive maintenance schedules for equipment.
    • Assist in equipment inventory semi-annually and update inventory system accordingly.
    • Maintain and troubleshoot pool pumps, fountain pumps, and stormwater pump stations.


  • Technical Expertise:
    • Perform maintenance and repair of HVAC, plumbing, electrical, carpentry, and general building systems under the supervision of the Director of Maintenance.
    • Ability to troubleshoot and diagnose equipment and system issues, recommending or executing repairs as necessary.
    • Knowledge of safety procedures, OSHA regulations, and compliance standards relevant to building maintenance and repairs.
    • Experience using Computerized Maintenance Management Systems (CMMS) to track work orders, schedule maintenance, and document repairs is preferred.
    • Experience with mechanical and pump systems.


  • Collaboration and Communication:
    • Collaborate with internal departments and external contractors as necessary.
    • Communicate effectively with team members for successful completion of tasks requiring two or more technicians. 
    • Excellent organizational skills to maintain inventory of supplies, tools, and equipment necessary for repairs and maintenance.
    • Customer service-oriented, with the ability to communicate effectively with residents, tenants, or staff in a courteous and professional manner.
    • Strong problem-solving skills, with a proactive approach to identifying and addressing potential maintenance issues before they escalate.


COMPETENCIES

 

  • Competent in all standard Microsoft software including Word, Excel, PowerPoint, Outlook, and Teams.
  • Strong written and verbal communication skills.
  • Current Driver’s License. High school diploma or equivalent; additional technical training or certification preferred.
  • Proven experience in facility maintenance, preferably in a residential or community setting.
  • Knowledge of mechanical systems, HVAC, plumbing, and electrical systems.
  • Excellent organizational skills and attention to detail.
  • Proficient in pool maintenance, chemistry and service i.e. treatment, troubleshooting, minor repairs.
  • Complete accredited certification course for professional swimming pool operators and includes State regulations, swimming pool calculations, filter types and filter selection, circulation systems and pumps, water chemistry and balancing, water testing, spa and warm water pools and aquatic facility management and safety (Must obtain within introductory period of employment).


WORK ENVIRONMENT

A dynamic and community-focused environment, our facilities include a variety of buildings, community centers, recreational areas, and infrastructure that require regular upkeep and maintenance to ensure they remain safe, functional, and aesthetically pleasing. Hands-on work both indoors and outdoors, with occasional office-based responsibilities to support operational needs.


PHYSICAL DEMANDS

 

Ability to lift and move heavy objects (50 lbs. or more), work in various environmental conditions, and perform physical tasks as required. May be required to work at a height of 10-12ft. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. Comfortable performing prolonged standing, bending, and crouching, and capable of working in various environmental conditions, including outdoors.

 

TRAVEL

 

Occasional travel for the purpose of supplies may be required occasionally within a 100-mile range of the facility. Mileage reimbursement will be applicable at current IRS rates for use of personal vehicles. No overnight travel is expected for this position. 


POSITION TYPE/EXPECTED HOURS OF WORK

 

This is a full-time position, typically working eight hours per day centering around a forty-hour work week and a 6am-3pm schedule with some flexibility required. A weekend on call rotation may be required once a month. 


QUALIFICATIONS


  • 1+ Years maintenance or mechanical experience.
  • Experience working with Pool Chemicals.
  • Certified Pool Operator Certification Preferred.
  • Strong written and verbal communication skills.
  • Computer literacy.
