The Facilities Management Department provides comprehensive facilities services including property management and maintenance for all properties and buildings owned by the St. Johns Board of County Commissioners. The department delivers the full spectrum of facilities management services for approximately 2 million square feet of County facilities. These properties range from general administrative offices and judicial facilities to library and recreational facilities. In addition, the department provides in-house small construction services and project management of building repairs and renovations.
The newly hired Maintenance Technician will be responsible for maintaining and repairing County facilities, performing skilled masonry work, and carrying out a variety of tasks related to the construction, installation, upkeep, and repair of County buildings and driveways.

ESSENTIAL RESPONSIBILITIES
Establishes grade and performs skilled masonry labor necessary to form, place and finish concrete for curbing, slabs, driveways, catch basins, culvert end treatments, foundations, sidewalks, and masonry structures.
Performs a variety of semi-skilled building maintenance duties associated with the construction, remodeling, repair and maintenance of County buildings, structures, and equipment.
Consults with supervisor and other staff to develop project scope, understand project details, determine job specifications, and ensure proper job completion and customer satisfaction. May purchase materials and other supplies as needed.
Monitors, checks, and performs preventive maintenance activities to fixtures, equipment and/or associated systems to ensure continued uninterrupted operation.
Aids vendors and contractors.
Completes daily, weekly, and monthly inspections and minor repairs as assigned of fuel tanks; generators; fire extinguishers; HVAC systems; doors and locks; video surveillance systems; lift pumps; and maintain related logs.
Repair plumbing systems, unclogs drains and waste lines, and replace plumbing fixtures.
Prepares and paints interior and exterior walls, equipment, fixtures, and parking markers.
Performs basic carpentry and roofing.
Runs electrical, data, and coaxial cable. Replace light bulbs. Repairs electronic gates and doors.
Performs preventive maintenance including cleaning gutters, pressure washing, and related tasks.
Follows established security and safety protocols while working at the Criminal Justice Facility and related buildings.
Responds to after-hours outages, as assigned.
Maintains a full-time presence on the job.
Performs other duties as assigned.
ESSENTIAL REQUIREMENTS
High school diploma or equivalent recognized certification.
A candidate will be designated as a Maintenance Technician I with sufficient experience to understand all the principles relevant to the major duties of the position, associated with the completion of an apprenticeship/internship program or having one (1) or more years of full-time experience as a Maintenance Technician performing maintenance and repair of buildings and related systems
A candidate may be designated as Maintenance Technician II and placed at pay grade 15 with demonstrated competence and successful work performance at the Maintenance Technician I level experience and level of competency in the field with five (5) or more years of full-time work experience as a Maintenance Technician I, performing maintenance and repair of buildings and related systems, and the department’s demonstrated operational need.
A candidate may be designated as Maintenance Technician III and placed at pay grade 17 with demonstrated competence and successful work performance at the Maintenance Technician II level experience and level of competency in the field with eight (8) or more years of full-time work experience as a Maintenance Technician II, performing maintenance and repair of buildings and related systems, and the department’s demonstrated operational need.
Must possess and maintain a valid Florida driver’s license and any other endorsements necessary to legally operate vehicles used while assigned to this position.
Must possess good interpersonal and communication skills to serve others.
Must be able to comprehend, speak and write the English language.
Must be able to operate a computer.
ESSENTIAL SKILLS
Thorough knowledge of masonry construction materials, principles, tools and practices.
Thorough knowledge of the tools and techniques of the concrete finishing trade or other applicable established trades.
Knowledge of routine plumbing, HVAC, and electrical system repair principles.
Knowledge of principles, methods, materials, and tools used for rough and finish carpentry.
Knowledge of methods, materials and tools used in painting interior and exterior walls, equipment and furniture.
Knowledge of methods, materials and tools used for installation and repair of steep and low slope roofing.
Skill in safe operation of job-related hand tools and power equipment.
Skill in the analysis of problems and the development and implementation of solutions.
Skill in the preparation of clear and precise administrative reports.
Skill in oral and written communication

Working Conditions may include some exposure to environmental changes (e.g., outdoor weather and/or field conditions, warehouses, garages, etc.), extreme noises, odors, heights and/or dust.
