Job DetailsJob Location: REEP Corporate - San Antonio, TX 78216Position Type: Full TimePosition Summary The Assistant Maintenance Technician plays an essential role in maintaining the physical integrity and appearance of the community. Reporting directly to the Lead Maintenance Technician, this position supports all aspects of maintenance operations through hands-on involvement in repairs, service requests, inspections, and preventative maintenance. The Assistant Maintenance Technician helps ensure that the property meets company standards for safety, cleanliness, functionality, and resident satisfaction. Primary Responsibilities I. Personnel & Team Support Adhere to and maintain the company’s preventative maintenance program and schedules. Review daily priorities, work orders, and special projects with the Lead Maintenance Technician at the beginning of each day. Support the Lead Maintenance Technician with day-to-day operational needs and team coordination. Maintain a professional, courteous, and helpful attitude when interacting with residents, vendors, and team members. Attend required meetings, safety trainings, and company development sessions. II. Maintenance & Operations Perform routine maintenance, repairs, and preventative tasks throughout the property, including plumbing, electrical, HVAC, appliance, carpentry, painting, and grounds work. Assist in ensuring all service requests and resident concerns are completed within 24 hours or promptly communicated to the supervisor if delays occur. Participate in the emergency on-call rotation and respond to after-hours maintenance requests as needed. Conduct regular inspections of common areas, amenities, equipment rooms, and vacant units, reporting findings and recommendations. Complete make-ready tasks to prepare apartments for new residents, including painting, cleaning, minor repairs, and replacements. Maintain compliance with all OSHA, EPA, and company safety policies. Ensure proper care, maintenance, and organization of tools, equipment, and supplies. Perform grounds maintenance duties such as trash pickup, landscaping assistance, pressure washing, and snow/ice removal (if applicable). Identify and report potential safety hazards, property damage, or code violations. Perform other duties as assigned by management. III. Administrative & Compliance Maintain accurate records of work completed in the maintenance management system or on provided work order forms. Track inventory levels and notify the supervisor when supplies or materials need replenishing. Ensure all tools and property-issued equipment are properly maintained, accounted for, and securely stored. Assist with vendor coordination and inspections when requested. Support compliance with local, state, and federal property maintenance regulations. REEP the Benefits! QualificationsQualifications High School Diploma or GED required. Minimum of 1–2 years of experience in apartment maintenance, general building maintenance, or a related trade preferred. Basic knowledge of HVAC, plumbing, electrical, appliance repair, and carpentry. HVAC certification (EPA Universal or Type II) preferred. Valid driver’s license and reliable transportation required. Ability to read, write, and follow oral and written instructions in English. Physical Requirements Ability to lift or move up to 75 pounds. Frequent standing, walking, bending, kneeling, climbing ladders, and working in confined spaces. Must be able to work indoors and outdoors in all weather conditions. Must be able to use maintenance tools and power equipment safely. Performance Standards Complete assigned service requests within the company’s target response times. Maintain professional communication and appearance at all times. Contribute to positive resident relations and maintain high customer satisfaction scores.
